This project was a semi-custom build where the client was able to make selections beyond the framing stage. The Morganshire 3-bedroom house plan has it all: convenient owner’s amenities on the main floor, a charming exterior and room for everyone to relax in comfort with a lower-level living space plus 2 guest bedrooms. A traditional plan, the Morganshire has a bright, open concept living room, dining space and kitchen. The L-shaped kitchen has a center island and lots of storage space including a walk-in pantry. The main level features a spacious master bedroom with a sizeable walk-in closet and ensuite. The laundry room is adjacent to the master suite. A half bath and office complete the convenience factors of the main floor. The lower level has two bedrooms, a full bathroom, more storage and a second living room or rec area. Both levels feature access to outdoor living spaces with an upper-level deck and a lower-level deck and/or patio.

This gracious patio is just outside the kitchen dutch door, allowing easy access to the barbeque. The peaked roof forms one axis of the vaulted ceiling over the kitchen and living room. A Kumquat tree in the glossy black Jay Scotts Valencia Round Planter provides visual interest and shade for the window as the sun goes down. In the foreground is a Redbud tree, which offers changing colors throughout the season and tiny purple buds in the spring.

This home combines function, efficiency and style. The homeowners had a limited budget, so maximizing function while minimizing square footage was critical. We used a fully insulated slab on grade foundation of a conventionally framed air-tight building envelope that gives the house a good baseline for energy efficiency. High efficiency lighting, appliance and HVAC system, including a heat exchanger for fresh air, round out the energy saving measures. Rainwater was collected and retained on site.
Working within an older traditional neighborhood has several advantages including close proximity to community amenities and a mature landscape. Our challenge was to create a design that sits well with the early 20th century homes in the area. The resulting solution has a fresh attitude that interprets and reflects the neighborhood’s character rather than mimicking it. Traditional forms and elements merged with a more modern approach.

The garage design itself took its cues from the main house which had a low-sloped front-gable roof and very wide eaves. Walls were clad in lap siding and an existing skirt board was inspiration for a belt course on the new building. The new outbuilding was kept simpler in architectural detail, but clearly complementing the main residence.

Lake Caroline home I photographed for the real estate agent to put on the market, home was under contract with multiple offers on the first day..
Situated in the resplendent Lake Caroline subdivision, this home and the neighborhood will become your sanctuary. This brick-front home features 3 BD, 2.5 BA, an eat-in-kitchen, living room, dining room, and a family room with a gas fireplace. The MB has double sinks, a soaking tub, and a separate shower. There is a bonus room upstairs, too, that you could use as a 4th bedroom, office, or playroom. There is also a nice deck off the kitchen, which overlooks the large, tree-lined backyard. And, there is an attached 1-car garage, as well as a large driveway. The home has been freshly power-washed and painted, has some new light fixtures, has new carpet in the MBD, and the remaining carpet has been freshly cleaned. You are bound to love the neighborhood as much as you love the home! With amenities like a swimming pool, a tennis court, a basketball court, tot lots, a clubhouse, picnic table pavilions, beachy areas, and all the lakes with fishing and boating opportunities - who wouldn't love this place!? This is such a nice home in such an amenity-affluent subdivision. It would be hard to run out of things to do here!

Located in Fallbrook neighborhood, it draws on the traditional design of the Prairie Trail Arts & Crafts. Notice the generous front porch, exposed brackets and mixture of siding styles.
