From this partially wooded lot with its grass pasture, evolved a home for our clients to spend time with their family and grand kids. Simplicity, ease and open spaces for the family and kids to play and enjoy was the goal here. This was more of a six month residence during the warmer seasons for outdoor living. A small artificial putting was installed for grandpa to teach his grandchildren the art of putting. The property had heavy deer pressure, so we had a limited planting pallet. We also needed to achieve a farm and forest management assessment for tax purposes.

Our client lives on nine acres in Fairfax Station, VA, he requested our firm to create a master plan to include the following: Custom 3 car garage with apartment above, custom paver motor court for easier egress and ingress, more inviting front door entrance with additional smaller motor court with accent stone walls, the backyard was transformed into the ultimate outdoor living and entertaining area, which includes a large custom swimming pool with 4 gas fire bowl/water feature combo on stone stone pedestals, custom spa with Ipe pavilion, rain curtain water feature, wood burning stone fireplace as focal point. One of the most impressive features is the pool/guest house with an underground garage to store equipment, two custom Ipe pergolas flank both sides of the pool house, one side with an outdoor shower, and other side bar area. With six feet of grade change we incorporated multiple Fieldstone retaining walls, stairs, outdoor lighting, sprinkler irrigation, and a full landscape plan.

Penza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. Outdoor Patio with Chandelier and concrete from the 1940's. We decided to stay with the architecture of the home. The transformation of this ranch-style home in Carlsbad, CA, exemplifies a perfect blend of preserving the charm of its 1940s origins while infusing modern elements to create a unique and inviting space. By incorporating the clients' love for pottery and natural woods, the redesign pays homage to these preferences while enhancing the overall aesthetic appeal and functionality of the home. From building new decks and railings, surf showers, a reface of the home, custom light up address signs from GR Designs Line, and more custom elements to make this charming home pop. The redesign carefully retains the distinctive characteristics of the 1940s style, such as architectural elements, layout, and overall ambiance. This preservation ensures that the home maintains its historical charm and authenticity while undergoing a modern transformation. To infuse a contemporary flair into the design, modern elements are strategically introduced. These modern twists add freshness and relevance to the space while complementing the existing architectural features. This balanced approach creates a harmonious blend of old and new, offering a timeless appeal. The design concept revolves around the clients' passion for pottery and natural woods. These elements serve as focal points throughout the home, lending a sense of warmth, texture, and earthiness to the interior spaces. By integrating pottery-inspired accents and showcasing the beauty of natural wood grains, the design celebrates the clients' interests and preferences. A key highlight of the redesign is the use of custom-made tile from Japan, reminiscent of beautifully glazed pottery. This bespoke tile adds a touch of artistry and craftsmanship to the home, elevating its visual appeal and creating a unique focal point. Additionally, fabrics that evoke the elements of the ocean further enhance the connection with the surrounding natural environment, fostering a serene and tranquil atmosphere indoors. The overall design concept aims to evoke a warm, lived-in feeling, inviting occupants and guests to relax and unwind. By incorporating elements that resonate with the clients' personal tastes and preferences, the home becomes more than just a living space—it becomes a reflection of their lifestyle, interests, and identity. In summary, the redesign of this ranch-style home in Carlsbad, CA, successfully merges the charm of its 1940s origins with modern elements, creating a space that is both timeless and distinctive. Through careful attention to detail, thoughtful selection of materials, rebuilding of elements outside to add character, and a focus on personalization, the home embodies a warm, inviting atmosphere that celebrates the clients' passions and enhances their everyday living experience. This project is on the same property as the Carlsbad Cottage and is a great journey of new and old. This is the side that faces the pasture. The tower acts as a pivot point for the two facades that are at 90 degree angles to one another. It led to the unique character of the plan and elevations.

Clopay Coachman Collection steel carriage house garage doors, Design 21, SQ24 windows in white with standard spade lift handles. The detached garage has living space above so insulation and quiet operation are important considerations. The doors are available in a three-layer 2" polyurethane construction with an 18.4 R-value. The installation of this native meadow allows for a seamless blending between yard and woodland while adding interest to the far-reaching corner of this property with the added bonus of less mowing and more pollinators.
