We designed the layout of this home around family. The pantry room was transformed into a beautiful, peaceful home office with a cozy corner for the family dog. The living room was redesigned to accommodate the family’s playful pursuits. We designed a stylish outdoor bathroom space to avoid “inside-the-house” messes. The family room operates as the media room for this young family. The wood barn door allows the space to be closed off and darkened for movies or video games. A comfortable sectional sofa, swivel barrel chairs and round ottomans offer plenty of seating for the family of 5. Pak Cheung This section is a new gable dormer that adds much-needed volume to this attic. The choice of paint color added bright and playful feel to the space. The challenge when adding a dormer is maintaining structural support of the ridge beam. In this case, given the age of the house, finding point loads to support the existing beam would have created unknown conditions and required renovation work on the first and basement levels. The engineer's solution was to create an A-frame girder (see the triangle shape on the top left of photo) supported on existing exterior bearing walls. The new gable dormer is tied into this girder. We installed new hardwood flooring throughout the space. Though the attic had two large existing skylights, to bring in more natural light we added two more skylights—one in the bathroom and one in the hallway. We also installed new recessed lights throughout the entire space and in the bathroom.

Making the most of limited city space. This project featured a family room addition to open up and modernize the traditional floor plan.

Originally located on the back of the home, the gas fireplace was relocated to the current side wall of the Family Room. The portion of the room behind the sofa on the left is a new addition to expand the open plan. Custom built-ins, a light stacked stone on the fireplace and a millwork surround for the TV make the space look classic yet current.
