Molly's Marketplace, a home renovation's paradise
This 2 bed 1 bath home was remodeled from top to bottom! We updated the floors, painted the whole interior a rich warm gray color and installed rustic wood tile flooring throughout. We worked on the kitchen layout quiet a lot because of it's small size, we opted for a large island but left enough room for a small dining table in the kitchen. We installed 36" upper cabinets with 3" crown molding to give the kitchen some height. We also wanted to bring in some of the Farmhouse style, so we installed subway backsplash with black grout. The only bathroom in the house is very small, but we made the most of the space by installing some cool tile all of the way to the ceiling. We then gave the space as much storage as we could with a custom vanity with beautiful granite and a large mirrored medicine cabinet. On the outside, we wanted the home to have some charm so we opted for a nice dark blue exterior color with white trim.

ECHT-ARCHITECTS
The Courtyard House, designed in 1964 by Sarasota School of Architecture's Jack West, is a Homes for Better Living Award winner, published in Architectural Record Houses of 1965. Known for it's simple materiality, open plan, and sweeping curving roof shape, the home had seen several renovations before the current owners came to us with a challenge: let us celebrate the spirit of the Courtyard House with a serene reflecting pool at the entry of the home.
The design strategy was to introduce several wall planes, perforated and screened with wood-look aluminum battens, that gradually reveal the home and provide a neutral base for the strong, sweeping curved form of the existing roof.
The introduction of the wall planes allowed for a subtle reorganization of the entry sequence, and a unique opportunity to experience the reflecting pool with a sense of privacy.
A new pool and terrace with integrated fire feature look over the beautiful Dolphin Waterway, and provide for a relaxing evening for the family, or a backdrop for a large gathering.
Winner of 2020 SRQ Magazine Home of the Year Platinum aware for Best Remodel/Renovation and Gold award for Band Best Landscape Design.

The ADU is finished in grey stucco and grey and white clapboard with black windows and rain chains. The window on the left is the bedroom, and the one on the right is the kitchen. The front door is to the left of the house.

Outside, the barn received a new metal standing seam roof and perimeter chop-block limestone curb. Butterstick limestone walls form a grassy enclosed yard from which to sit and take in the sights and sounds of the Hill Country.

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles.
This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental.
A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range)
to give the space even more function a 24" undercounter washer/dryer was installed.
Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces.
Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch.
The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.
