Our Project Old Town Charm is one of two model units of a brand new development, The Jessup built by Intracorp Homes in the hidden gem of Tustin, CA. With its contemporary architecture situated in this historic town, we conceptualized this 3 story townhome with the flavor of its charming past, while still being fully rooted in the present. The original layout on the ground floor of this beautiful semi detached property included a small well aged kitchen connected to the dinning area by a 70’s brick bar! Since the kitchen is 'the heart of every home' and 'everyone always ends up in the kitchen at a party' our brief was to create an open plan space respecting the buildings original internal features and highlighting the large sash windows that over look the garden. Our Seattle studio gave this dated family home a fabulous facelift with bright interiors, stylish furnishings, and thoughtful decor. We kept all the original interior doors but gave them a beautiful coat of paint and fitted stylish matte black hardware to provide them with that extra elegance. Painting the millwork a creamy light grey color created a fun, unique contrast against the white walls. We opened up walls to create a spacious great room, perfect for this family who loves to entertain. We reimagined the existing pantry as a wet bar, currently a hugely popular spot in the home. To create a seamless indoor-outdoor living space, we used NanaWall doors off the kitchen and living room, allowing our clients to have an open atmosphere in their backyard oasis and covered front deck. Heaters were also added to the front porch ensuring they could enjoy it during all seasons. We used durable furnishings throughout the home to accommodate the growing needs of their two small kids and two dogs. Neutral finishes, warm wood tones, and pops of color achieve a light and airy look reminiscent of the coastal appeal of Puget Sound – only a couple of blocks away from this home. Conception d’aménagements sur mesure pour une maison de 110m² au cœur du vieux Ménilmontant. Pour ce projet la tâche a été de créer des agencements car la bâtisse était vendue notamment sans rangements à l’étage parental et, le plus contraignant, sans cuisine. C’est une ambiance haussmannienne très douce et familiale, qui a été ici créée, avec un intérieur reposant dans lequel on se sent presque comme à la campagne.

Our clients decided to take their childhood home down to the studs and rebuild into a contemporary three-story home filled with natural light. We were struck by the architecture of the home and eagerly agreed to provide interior design services for their kitchen, three bathrooms, and general finishes throughout. The home is bright and modern with a very controlled color palette, clean lines, warm wood tones, and variegated tiles.

we created a practical, L-shaped kitchen layout with an island bench integrated into the “golden triangle” that reduces steps between sink, stovetop and refrigerator for efficient use of space and ergonomics. Instead of a splashback, windows are slotted in between the kitchen benchtop and overhead cupboards to allow natural light to enter the generous kitchen space. Overhead cupboards have been stretched to ceiling height to maximise storage space. Timber screening was installed on the kitchen ceiling and wrapped down to form a bookshelf in the living area, then linked to the timber flooring. This creates a continuous flow and draws attention from the living area to establish an ambience of natural warmth, creating a minimalist and elegant kitchen. The island benchtop is covered with extra large format porcelain tiles in a 'Calacatta' profile which are have the look of marble but are scratch and stain resistant. The 'crisp white' finish applied on the overhead cupboards blends well into the 'natural oak' look over the lower cupboards to balance the neutral timber floor colour.

Reorganized kitchen and living room space. Walls were removed to open up and reconfigure the existing space. The ceiling was raised to give a more spacious look.

This was a complete renovation. My client wanted a contemporary home. The kitchen incorporates a wall of cabinetry that offers plenty of storage, waterfall island with double side storage, and complemented by glass pendant lights. The fireplace mimics the cabinet color of the kitchen and accentuates the height of the room. Master bathroom suite is open and airy, incorporating a freestanding tub, glass shower, floating vanity and water closet and closet make this space complete. Barn doors were added to the hallway to save space in the powder room and guest bathrooms. Glass tile was used in both to add reflection. A lit mirror saves space and floating vanities give a modern touch.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. This ranch was a complete renovation! We took it down to the studs and redesigned the space for this young family. We opened up the main floor to create a large kitchen with two islands and seating for a crowd and a dining nook that looks out on the beautiful front yard. We created two seating areas, one for TV viewing and one for relaxing in front of the bar area. We added a new mudroom with lots of closed storage cabinets, a pantry with a sliding barn door and a powder room for guests. We raised the ceilings by a foot and added beams for definition of the spaces. We gave the whole home a unified feel using lots of white and grey throughout with pops of orange to keep it fun.
