Fifth Avenue Penthouse

Built in 1925, this 15-story neo-Renaissance cooperative building is located on Fifth Avenue at East 93rd Street in Carnegie Hill. The corner penthouse unit has terraces on four sides, with views directly over Central Park and the city skyline beyond. The project involved a gut renovation inside and out, down to the building structure, to transform the existing one bedroom/two bathroom layout into a two bedroom/three bathroom configuration which was facilitated by relocating the kitchen into the center of the apartment. The new floor plan employs layers to organize space from living and lounge areas on the West side, through cooking and dining space in the heart of the layout, to sleeping quarters on the East side. A glazed entry foyer and steel clad “pod”, act as a threshold between the first two layers. All exterior glazing, windows and doors were replaced with modern units to maximize light and thermal performance. This included erecting three new glass conservatories to create additional conditioned interior space for the Living Room, Dining Room and Master Bedroom respectively. Materials for the living areas include bronzed steel, dark walnut cabinetry and travertine marble contrasted with whitewashed Oak floor boards, honed concrete tile, white painted walls and floating ceilings. The kitchen and bathrooms are formed from white satin lacquer cabinetry, marble, back-painted glass and Venetian plaster. モダンスタイルの玄関ドアをリフォームする

玄関ドアは、玄関スペースの中で最も重要な箇所。予算が限られている場合でも、古くなったドアを塗り替えるだけでグッと印象が変わります。また、リフォーム用にデザインされたドアを活用すれば、工期や費用を抑えつつ、デザイン性、機能性ともに充実した玄関リフォームを実現することが可能です。また、ガラスドアで太陽光を取り入れると、玄関スペースを明るく演出することができます。玄関網戸は、室内の風通しをよくし、エアコンや扇風機の電気代が節約でき、虫よけ、結露対策に効果を発揮します。

玄関の空間を有効利用して収納力アップ！

狭いモダンスタイルの玄関でも空間を工夫して収納力をアップすれば、スペースにゆとりがうまれ、余裕のある豊かな暮らしを実感することができます。レインシューズやブーツなど場所を取る履物は、間仕切りの自由度の高いシューズボックスを選択し上手に収納しましょう。長さや色、デザインが異なる傘も、傘立てにまとめて入れれば、スッキリと整理することができます。また、壁と柱の間のスペースを使って、絵画を飾る棚や照明を設置するスペースを確保すれば、玄関スペースがバッと華やかになります。

玄関の使いやすさと安全性は妥協しない

高齢化社会を迎える日本にとって、住宅のバリアフリー化は重要な課題です。玄関エリアに段差をなくし緩やかなスロープを設置すれば、車椅子でも簡単に、そして安全に出入りすることが可能になります。スロープを設けるスペースがない場合は、階段昇降機で対応することも可能です。手すりは、車椅子に乗る人用とその他の家族用の2種類を設置しましょう。玄関に車椅子用の収納スペースを確保すると、外出準備が一箇所にまとまるので便利です。
