This home built in 2000 was dark and the kitchen was partially closed off. They wanted to open it up to the outside and update the kitchen and entertaining spaces. We removed a wall between the living room and kitchen and added sliders to the backyard. The beautiful Openseas painted cabinets definitely add a stylish element to this previously dark brown kitchen. Removing the big, bulky, dark built-ins in the living room also brightens up the overall space.

This long narrow laundry room is a feature packed work horse of a room. Dual entry points facilitate the delivery of groceries and easy access to a powder room from the back yard. A laundry sink with drying rack above provides an opportunity to hand wash and dry clothes as well as clean just caught crab. Side by side laundry machines are separated by a pull-out cabinet for laundry soap and more. Wall and tall cabinets provide space for a multitude of items. A boot bench allows occupants to hang up coats/backpacks as well as take shoes off at a convenient location. The wall opposite the laundry machines has additional coat hooks and seven feet of two level shoe cubbies. The cheerful cement Spanish tile floor can inspire occupants to do household chores and is lovely sight to return home to each day.

True to the home's form, everything in the laundry room is oriented to take advantage of the view outdoors. The reclaimed brick floors seen in the pantry and soapstone countertops from the kitchen are repeated here alongside workhorse features like an apron-front sink, individual pullout baskets for each persons laundry, and plenty of hanging, drying, and storage space. A custom-built table on casters can be used for folding clothes and also rolled out to the adjoining porch when entertaining. This is a multi-functional space serving as side entrance, mudroom, laundry room and walk-in pantry all within in a footprint of 125 square feet. The mudroom wish list included a coat closet, shoe storage and a bench, as well as hooks for hats, bags, coats, etc. which we located on its own wall. The opposite wall houses the laundry equipment and sink. The front-loading washer and dryer gave us the opportunity for a folding counter above and helps create a more finished look for the room. The sink is tucked in the corner with a faucet that doubles its utility serving chilled carbonated water with the turn of a dial. The walk-in pantry element of the space is by far the most important for the client. They have a lot of storage needs that could not be completely fulfilled as part of the concurrent kitchen renovation. The function of the pantry had to include a second refrigerator as well as dry food storage and organization for many large serving trays and baskets. To maximize the storage capacity of the small space, we designed the walk-in pantry cabinet in the corner and included deep wall cabinets above following the slope of the ceiling. A library ladder with handrails ensures the upper storage is readily accessible and safe for this older couple to use on a daily basis. A new herringbone tile floor was selected to add varying shades of grey and beige to compliment the faux wood grain laminate cabinet doors. A new skylight brings in needed natural light to keep the space cheerful and inviting. The cookbook shelf adds personality and a shot of color to the otherwise neutral color scheme that was chosen to visually expand the space. Storage for all of its uses is neatly hidden in a beautifully designed compact package!

Laundry room gets a whole new look with this modern eclectic blend of materials and textures. A tiled rug look under foot adds warmth and interest. A rustic rusty white ceramic subway tile adds weathered charm. Wood floating shelves compliment the warm tones found in the white textured laminate cabinetry.

This Utility room with well designed kitchenette was fitted in the basement in this fabulous house in Clapham. Tall units to the ceiling provide plenty of additional storage and house the mega-flow .
