Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports. The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! Mia Rao Design created a classic modern kitchen for this Chicago suburban remodel. The dark stain on the rift cut oak, slab style cabinets adds warmth and contrast against the white Calacatta porcelain. The large island allows for seating, prep and serving space. Brass and glass accents add a bit of "pop".

The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs. The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more! Beautiful renovation in the historic San Marco area of Jacksonville. The gorgeous design choices are modern and sophisticated while in keeping with the era of the home. The moody dark greens and blues are both classic and on trend color selections

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom. The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space. In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. This 1956 John Calder Mackay home had been poorly renovated in years past. We kept the 1400 sqft footprint of the home, but re-oriented and re-imagined the bland white kitchen to a midcentury olive green kitchen that opened up the sight lines to the wall of glass facing the rear yard. We chose materials that felt authentic and appropriate for the house: handmade glazed ceramics, bricks inspired by the California coast, natural white oaks heavy in grain, and honed marbles in complementary hues to the earth tones we peppered throughout the hard and soft finishes. This project was featured in the Wall Street Journal in April 2022.

The goal of this project was to create an updated, brighter, and larger kitchen for the whole family to enjoy. This new kitchen also needed to seamlessly integrate with the rest of the home both functionally and aesthetically. The laundry room also needed an aesthetic refresh. What sets this kitchen apart is the laminated plywood edging between walnut cabinetry and the door handle detail integrated within those boundaries.
