The stunning clear-stained pine windows make use of concealed hinges, which not only deliver a clean aesthetic but provide continuous gaskets around the sash helping to create a better seal against the weather outside. The robust hardware is paired with stainless steel premium handles to ensure smooth operation and timeless style for years to come.

A classic San Diego Backyard Staple! Our clients were looking to match their existing homes "Craftsman" aesthetic while utilizing their construction budget as efficiently as possible. At 956 s.f. (2 Bed: 2 Bath w/ Open Concept Kitchen/Dining) our clients were able to see their project through for under $168,000! After a comprehensive Design, Permitting & Construction process the Nicholas Family is now renting their ADU for $2,500.00 per month.

The architectural ornamentation, gabled roofs, new tower addition and stained glass windows on this stunning Victorian home are equally functional and decorative. Dating to the 1600’s, the original structure was significantly renovated during the Victorian era. The homeowners wanted to revive the elegance and detail from its historic heyday. The new tower addition features a modernized mansard roof and houses a new living room and master bedroom. Rosette details from existing interior paneling were used throughout the design, bringing cohesiveness to the interior and exterior. Ornate historic door hardware was saved and restored from the original home, and existing stained glass windows were restored and used as the inspiration for a new stained glass piece in the new stairway. Standing at the ocean’s edge, this home has been brought to renewed glory and stands as a show piece of Victorian architectural ideals.

The identity of the exterior architecture is heavy, grounded, dark, and subtly reflective. The gabled geometries stack and shift to clearly identify he modest, covered entry portal.

Heritage Bungalow renovation project. The entire internal structure was removed and rebuilt including a new upper floor and roofline. The existing carport was replaced with a new double garage, art studio and yoga room separated from the house by a private courtyard beautifully landscaped by Suzanne Turley. Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. Pivot doors have become popular because they give a wide, generous opening and a simple, modern appearance. Used mostly on high-end and custom homes, pivoting doors are benefiting from two converging trends in home building. The high-performance hardware allows for smooth operation of panels much wider and taller than a traditional door. The operating hardware itself can be adjusted in both traveling speed and closure speed. This enhances the user experience of opening and closing the door by dialing in the functionality of the door to the individual user or household. . One of the biggest drawbacks to using a pivot door is cost they're up to 30 percent more than a single door and sidelight combination and twice as expensive as a standard-width single door, by some estimates. Pivot doors may be the most expensive designer doors but there’s no escaping the luxurious feel that they lend to designs. .

This custom urban infill cedar cottage is thoughtfully designed to allow the owner to take advantage of a prime location, while enjoying beautiful landscaping and minimal maintenance. The home is 1,051 sq ft, with 2 bedrooms and 1.5 bathrooms. The face is sided with Western Cedar shingles, and the siding is painted Sherwin Williams Rosemary.
