Full gut renovation and facade restoration of an historic 1850s wood-frame townhouse. The current owners found the building as a decaying, vacant SRO (single room occupancy) dwelling with approximately 9 rooming units. The building has been converted to a two-family house with an owner’s triplex over a garden-level rental. Due to the fact that the very little of the existing structure was serviceable and the change of occupancy necessitated major layout changes, nC2 was able to propose an especially creative and unconventional design for the triplex. This design centers around a continuous 2-run stair which connects the main living space on the parlor level to a family room on the second floor and, finally, to a studio space on the third, thus linking all of the public and semi-public spaces with a single architectural element. This scheme is further enhanced through the use of a wood-slat screen wall which functions as a guardrail for the stair as well as a light-filtering element tying all of the floors together, as well its culmination in a 5’ x 25’ skylight.

Location: Laurel Canyon, Los Angeles, CA, USA Total remodel and new steel carport. The carport was inspired by the great 1950's gas station structures in California. A full renovation of a post and beam home that had a heritage home designation. We had to keep the general styling of the house, while updating to the modern era. This project included a new front addition, an addition of a second floor master suite, a new carport with duel Tesla chargers, all new mechanical , electrical and plumbing systems, and all new finishes throughout. We also created an amazing custom staircase using wood milled from the trees removed from the front yard.

A family of four in the Montclair District of Oakland approached 3 Lights Design wanting to convert their 2 bedroom, single story home into a more spacious, inviting, light-filled home with an inlaw unit for their visiting families. The husband valued privacy while the wife valued a more open-door policy. Mixing the two, we created an open, transparent 1st floor and a more private second floor with 3 bedrooms and a home office. The inlaw unit was placed over the existing garage, adding value to the home as well as their ability to invite visitors into their home with ease.
