Two phases completed in 2020 & 2021 included kitchen and primary bath remodels. Bright, light, fresh and simple describe these beautiful spaces fit just for our clients. The primary bath was a fun project to complete. A few must haves for this space were a place to incorporate the Peloton, more functional storage and a welcoming showering/bathing area. The space was primarily left in the same configuration, but we were able to make it much more welcoming and efficient. The walk in shower has a small bench for storing large bottles and works as a perch for shaving legs. The entrance is doorless and allows for a nice open experience + the pebbled shower floor. The freestanding tub took the place of a huge built in tub deck creating a prefect space for Peleton next to the vanity. The vanity was freshened up with equal spacing for the dual sinks, a custom corner cabinet to house supplies and a charging station for sonicares and shaver. Lastly, the corner by the closet door was underutilized and we placed a storage chest w/ quartz countertop there. The overall space included freshening up the paint/millwork in the primary bedroom. The soothing primary bath provides a respite from the homeowners' busy lives. The expansive vanity mirror highlights the room's tall ceilings, while the soft colors provide a relaxing atmosphere. Gold wall sconces, hardware and faucets are beautifully showcased against the rooms greige cabinetry. The shower is located in a separate bathroom alcove, allowing for privacy. The "his and her" shower boasts two shower heads, hand-held shower wands, a rain shower, a built-in quartz bench and two shower niches. A shower window allows natural light to flood the elegant space.

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch. The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.

浴室リフォームの技法には大きく分けて「在来工法」と「ユニットバス (システムバス)」の2通りがあります。

在来工法：「在来工法」とは、壁、床、窓枠、浴槽などを実際の現場で左官、大工、タイル職人等が作り上げていく技法で、浴室の大きさや形に合わせて自由にレイアウトをデザインできたり、趣のあるタイルで壁を演出することができたりといった点が利点と言えます。昔ながらのこの技法には、費用が高い、工期が長い、年数が経つと水漏れの心配がある、などの注意点があります。
ユニットバス（システムバス）：比較的新しいこの技法は、予め工場で生産されたパーツ (壁、バスタブ、シャワーユニットなど) を現場で組み立てていく技法で、防水性、断熱性に優れ、工期を短縮できるだけでなく、費用も大幅に抑えることができます。在来工法と比べると、デザインやレイアウトの自由度が低い点が欠点としてあげられます。

ホテルライクなバスルームに誰しもが憧れたことがあるでしょう。すっきりとした収納、余計なものやプライベート感がない、トイレとバスが一緒の三点ユニットでも清潔感があるのがホテルのバスルームの特徴です。このようなシンプルな印象のバスルームにするコツは、収納をできるかぎり1カ所にまとめるということです。タオルや着替え、トイレットペーパーや洗剤など溢れがち (しかもバスルームに置きがち) な日用品のストックは、必要分だけをコンパクトに整理して、同素材や同系色の収納ボックスやラックにまとめることで、全体を統一感ある印象に見せます。ところで、このようなホテルライクなバスルームはアメリカのバスルームが元になっていますが、アメリカの Houzz サイトの特集記事 (Story) には、“Bathroom 1 1/2” や “Bathroom 3/4” などと表記されているものがあります。これは、バスルームを「バスタブ」、「シャワー」、「トイレ」、「洗面台」の4つ分けて、それぞれ 1/4 と考え、4つすべてある場合は ”Bathroom 1”、それに加えてトイレと洗面台がもう1カ所ずつある場合は “Bathroom 1 1/2”、シャワー、トイレ、洗面台だけでバスタブがない場合は “Bathroom 3/4” のように表現されます。
