DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. This sophisticated black and white bath belongs to the clients' teenage son. He requested a masculine design with a warming towel rack and radiant heated flooring. A few gold accents provide contrast against the black cabinets and pair nicely with the matte black plumbing fixtures. A tall linen cabinet provides a handy storage area for towels and toiletries. The focal point of the room is the bold shower tile accent wall that provides a welcoming surprise when entering the bath from the basement hallway.

This primary bathroom remodel included a layout change to incorporate a large soaking tub and extended separate shower area. We incorporated elements of a modern farmhouse aesthetic with the wood panel accent wall and color palette of shades of black & white. Finishes on this project included quartz countertops, ceramic patterned floor tiles and handmade ceramic wall tiles, matte black and brass hardware and custom lighting.

This stunning compact master bath features many neutral, yet classic finishes. The surrounding simple white subway tile ties into the natural marble floor tile, soft gray vanity and paint color. The use of niches and recessed medicine cabinet really enhances the storage and functionality of the space.

Our client Alexandra Becket got her start as a textile designer and has had her wall hangings, paintings and home accessories shown at galleries around her LA hometown. In 2010 she and her husband, Greg Steinberg launched ModOp Design, a home renovation company. A recent project is near and dear to them—their own home in the the Beverly Grove area of LA. It’s near and dear to us at Granada Tile, too—they covered a bathroom floor in cement tile in our Echo Collection’s Sofia pattern. Ensuite, bathroom & powder room upgrades included re-planning the overall floor plan and individual bathroom layouts, new wall & floor finishes, custom joinery, lighting and fixtures selections. The Master Ensuite is complete with double shower, concealed ambient lighting, brushed gun metal fixtures and large format terrazzo floor tiles, reminiscent of modern mid-century materials. We love the concealed lighting which creates a moody atmosphere, perfect for when you need to unwind.
