This project was a primary suite remodel that we began pre-pandemic. The primary bedroom was an addition to this waterfront home and we added character with bold board-and-batten statement wall, rich natural textures, and brushed metals. The primary bathroom received a custom white oak vanity that spanned over nine feet long, brass and matte black finishes, and an oversized steam shower in Zellige-inspired tile.

This dressed up and sophisticated bathroom was outdated and did not work well as the main guest bath off the formal living and dining room. We just love how this transformation is sophisticated, unique and is such a complement to the formal living and dining area.

This remodel went from a tiny corner bathroom, to a charming full master bathroom with a large walk in closet. The Master Bathroom was over sized so we took space from the bedroom and closets to create a double vanity space with herringbone glass tile backsplash. We were able to fit in a linen cabinet with the new master shower layout for plenty of built-in storage. The bathroom are tiled with hex marble tile on the floor and herringbone marble tiles in the shower. Paired with the brass plumbing fixtures and hardware this master bathroom is a show stopper and will be cherished for years to come. This full home mid-century remodel project is in an affluent community perched on the hills known for its spectacular views of Los Angeles. Our retired clients were returning to sunny Los Angeles from South Carolina. Amidst the pandemic, they embarked on a two-year-long remodel with us - a heartfelt journey to transform their residence into a personalized sanctuary. Opting for a crisp white interior, we provided the perfect canvas to showcase the couple's legacy art pieces throughout the home. Carefully curating furnishings that complemented rather than competed with their remarkable collection. It's minimalistic and inviting. We created a space where every element resonated with their story, infusing warmth and character into their newly revitalized soulful home.

Black and white can never make a comeback, because it's always around. Such a classic combo that never gets old and we had lots of fun creating a fun and functional space in this jack and jill bathroom. Used by one of the client's sons as well as being the bathroom for overnight guests, this space needed to not only have enough foot space for two, but be "cool" enough for a teenage boy to appreciate and show off to his friends. The vanity cabinet is a freestanding unit from WW Woods Shiloh collection in their Black paint color. A simple inset door style - Aspen - keeps it looking clean while really making it a furniture look. All of the tile is marble and sourced from Daltile, in Carrara White and Nero Marquina (black). The accent wall is the 6" hex black/white blend. All of the plumbing fixtures and hardware are from the Brizo Litze collection in a Luxe Gold finish. Countertop is Caesarstone Blizzard 3cm quartz.

Located right off the Primary bedroom – this bathroom is located in the far corners of the house. It should be used as a retreat, to rejuvenate and recharge – exactly what our homeowners asked for. We came alongside our client – listening to the pain points and hearing the need and desire for a functional, calming retreat, a drastic change from the disjointed, previous space with exposed pipes from a previous renovation. We worked very closely through the design and materials selections phase, hand selecting the marble tile on the feature wall, sourcing luxe gold finishes and suggesting creative solutions (like the shower’s linear drain and the hidden niche on the inside of the shower’s knee wall). The Maax Tosca soaker tub is a main feature and our client's #1 request. Add the Toto Nexus bidet toilet and a custom double vanity with a countertop tower for added storage, this luxury retreat is a must for busy, working parents.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

This existing sleeping porch was reworked into a stunning Mid Century bathroom complete with geometric shapes that add interest and texture. Rich woods add warmth to the black and white tiles. Wood tile was installed on the shower walls and pick up on the wood vanity and Asian-inspired custom built armoire.

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. This project was a complete home design plan for a large new construction luxury home on the south-end of Mercer Island. The contrasting colors utilized throughout emit a chic modern vibe while the complementing darker tones invites a sense of warmth to this modern farmhouse style.
