This full basement renovation included adding a mudroom area, media room, a bedroom, a full bathroom, a game room, a kitchen, a gym and a beautiful custom wine cellar. Our clients are a family that is growing, and with a new baby, they wanted a comfortable place for family to stay when they visited, as well as space to spend time themselves. They also wanted an area that was easy to access from the pool for entertaining, grabbing snacks and using a new full pool bath.We never treat a basement as a second-class area of the house. Wood beams, customized details, moldings, built-ins, beadboard and wainscoting give the lower level main-floor style. There’s just as much custom millwork as you’d see in the formal spaces upstairs. We’re especially proud of the wine cellar, the media built-ins, the customized details on the island, the custom cubbies in the mudroom and the relaxing flow throughout the entire space.

This beautiful home in Brandon recently completed the basement. The husband loves to golf, hence they put a golf simulator in the basement, two bedrooms, guest bathroom and an awesome wet bar with walk-in wine cellar. Our design team helped this homeowner select Cambria Roxwell quartz countertops for the wet bar and Cambria Swanbridge for the guest bathroom vanity. Even the stainless steel pegs that hold the wine bottles and LED changing lights in the wine cellar we provided.

Long-time, returning clients wanted a family hang out space, equipped with a fireplace, wet bar, bathroom, workout room and guest bedroom. They loved the idea of adding value to their home, but loved the idea of having a place for their boys to go with friends even more. We used the luxury vinyl plank from their main floor for continuity, as well as navy influences that we have incorporated around their home so far, this time in the cabinetry and vanity. 「地下室」と聞くと、薄暗くジメジメとした狭い空間という印象をお持ちの方が多いのではないでしょうか？一方、お父さんがまだ少年だった頃、隠し扉から伸びたはしごを使い、階下へ降りるとようやくたどり着く「秘密基地」としての地下室は、憧れの空間だったはず。いずれにしても、日本の戸建て住宅では、まだあまり見ることのないのが地下室。実際にはどのように使われているのでしょうか？

地下室の利点

居住スペースの拡大：最大の利点は、限られた敷地内における「豊かな生活空間の確保」と言えます。「斜線制限」や「採光」などの法的制限が適用される2階や3階とは異なり、地下フロアは1階と同じ面積で作ることができるため、居住スペースの拡大による快適性、居住性の向上が期待できます。
安定した気温：地球の内側は常にあたためられており、中心部は5,000～6,000度もの温度があると考えられています。地階は、地面の下に設置されるため、「地熱」と呼ばれる地球内部の熱の恩恵を受け、外気温度に左右されることなく、1年を通して安定した気温を保つことができます。また、夏は涼しく、冬は暖かいため、地下室のある家は省エネ住宅であるとも言えます。。
遮音・防音性：地下室はまわりを土に囲まれているため、外部からの音が入りにくく、内部の音がもれにくいという、遮音性・吸音性に優れた空間となります。隣近所に気兼ねすることなく大音量が楽しめるため、シアタールーム、オーディオルーム、パーティールームや音楽スタジオなどに適しています。
耐震・安全性：基礎工事をする際、建坪全面建物のラインそのままに地下スペースを設ける場合（総掘り）、通常の基礎よりも深く掘るだけでなく、地下スペースのまわりの地盤が制振装置の役割を果たすため、通常の住宅と比較しても耐震性が高くなります。また、地下室は燃えにくい土の中の空間であることから、火災による焼失の恐れが少なくなります。

地下室の増改築で考慮すべき点

高額な建築費：地下レベルに部屋を設置すると延べ床面積が増えるため、建築費もその分高額になります。更に、地下を掘削する工事は、地上のみの工事に比べて工事費が割高になります。
水に弱い：雨の多い日本の気候を考えると、ブロック等などで作った二重壁で地下フロアを囲み、排水溝を設けたり、溜まった水を排水ポンプで定期的に敷地外に出したりといった工夫が必須となります。水に対する対策を十分にしなかったり、換気や採光を目的とした「ドライエリア」と呼ばれる「空掘り」の空間を設けなかったりすると、あっという間に％Topicに結露が発生してしまいます。そうなると、常に家全体に湿った空気が充満したり、別階の部屋に保管してある本や衣服にまでカビが生えたりといった被害につながるだけでなく、住まいが原因で起こる「シックハウス症候群」を引き起こす危険性があります。

地下室に対する法的規制緩和

1994年6月の建築基準法に関する規制緩和（住宅地下室容積率不算入制度）により、住宅の延べ床面積の1/3以下であれば地下フロアを容積率に算入しないよう規制が緩和されたことを受け、以前よりも積極的に新築など住宅用％Topicが建設されるようになりました。その結果、狭い敷地に建てられた家屋でも、地下フロアを取り入れることでより広い居住空間の確保が可能になりました。
