“We were looking for a home in the New Market area. In our travels to the area one sign, one name kept coming up.... Liz Burrow. We had interviewed 3 other agents but ultimately went with Liz as our Buyer Agent. She was absolutely wonderful to work with. Very responsive, flexible and accommodating when it came to scheduling. She helped us sign on a home within 3-4 weeks of meeting her. But it was her knowledge of the area and her expertise in new home sales that really helped us feel confident about our decision. Even though it is not a requirement of the job, Liz helped us with the design and color selection in our new home. After the purchase, we had a limited budget for upgrades and enhancements. Liz helped us pair down our choices to the bare minimum. As well as choosing enhancements that were beautiful, tasteful and widely available in the commercial market so we could work on other parts of the home to match at a later date.”

“I have had the privilege of purchasing a house with the assistance of Keller Williams. I must say Suzanne Valentin is the epitome of a true professional. She made the experience for a first time buyer a enjoyable one, and her assistance didn't stop there. There was no rush to make a sell and throughout this process I felt I was listened to and our needs were met. Even after the sell was complete Suzanne was always a phone call or email away from answering our many questions. Without the assistance of Suzanne, I doubt we would of enjoyed purchasing a house, and a good school for our son without stressing out. “We had been "looking" at waterfront homes on the Eastern Shore on the internet for at least four years but Gene found us our vacation (maybe retirement?) home in the space of a weekend. After showing us a range of properties Gene was able to piece together our tastes with his encyclopedic knowledge of houses on the market. He has a creative side and a vision to see potential as well as a very practical facet from his past experiences to keep one grounded. After the contract was signed, Gene saw us through the inspections and other administrative processes, attending to details along the way. While we were fortunate to have found a virtually perfect match after a few days, by no means was Gene a pushy salesperson. In fact, Gene was recommended to us by a colleague who spent over a year with Gene looking for their dream home. While the internet allows you to "virtually" explore properties from the comfort of your home, you have to get out there with boots on the ground to get a more realistic perspective. When you get out there, by all means, take Gene Smith with you.”

不動産会社の取引態様

不動産仲介手数料の仕組み


仲介手数料とは、不動産売買や賃貸の取引が成立した際、成功報酬としてアナランデル郡, MDの不動産会社に対して支払う費用のことを指し、媒介手数料（媒介報酬）と呼ばれる場合もあります。不動産会社業者を介して不動産を売買する際、売主側と買主側が同じ業者に代理もしくは仲介業務を委託するケースは、1件の取引に対し売主・買主の双方から手数料を受け取ることができるため、不動産仲介業者にとってもっとも利益につながる仕事内容となります。この形態の取引は、不動産業界では「両手」と呼ばれています。一方、売主側と買主側が別々の業者に代理もしくは仲介業務を委託するケースは「片手」と呼ばれ、不動産仲介業者は売り手もしくは買い手どちらか一方からのみ手数料を受け取ることになります。

不動産仲介手数料には上限が定められています。売買代金（消費税を含まない）が200万円以下の場合、媒介報酬（仲介手数料）（消費税を含む）は「5.4％以内の額（＝5％＋消費税）」200万円以上400万円以下の場合「4.32％以内の額（＝4％＋消費税）」、400万円以上の場合「3.24％以内の額（＝3％＋消費税）」が上限となります。また、宅建業者（宅地建物取引業の免許をもつ者）以外が、仲介手数料を請求することは違法ですので、取引をする際確認するようにしましょう。
