“I needed a larger home, but was nervous about being able to afford the kind of house I wanted in a decent neighborhood. Carmen encouraged me to seek the advice of an independent financial consultation while at the same time going over the pros and cons of owning a house, getting in while the interest rates were still low and the price of housing on Oahu didn't go up so much I got priced out of the market. It took me over 9 months to get off the fence to make a decision, but Carmen's patient persistence got me to pull the trigger and buy a new house. Now that we're moved in and it's all done, we are very happy we did it. The house is great! Side note: On the day we were about to offer on a house, Carmen called to tell us she had checked the new listings (that morning) and one had come on the market that was absolutely perfect. She told us to get up, get dressed and go see it that day (because it would go fast). We did see it that day, offered for it and got it. If she hadn't been proactive and thinking about what we really wanted we would have missed that opportunity. She works hard for her clients! I highly recommend her!”

不動産会社の主な仕事である不動産仲介とは、戸建て、マンション、アパートなどの住宅や、土地、オフィスビルなど、不動産の売買や賃貸取引の際、売り主と買い主、または賃貸人と賃借人の間に立ち、売買契約や賃貸契約を円滑に進める仕事を指します。
Ewa Beach, HIの不動産会社は、単に物件を紹介するだけでなく、不動産の売買や賃貸借の契約を成立させるために必要なさまざまな業務を担当します。不動産仲介業者の仕事内容には、物件の紹介や見学同行、物件の調査、交渉事項の調整、諸費用の計算、「重要事項説明書」の作成、契約書の作成、住宅ローンのアドバイスと申込み代行、取引の関係者との連絡、残金決済業務、物件の引き渡し、取引に関する帳簿の作成および保管などが含まれます。

不動産会社の取引態様

不動産仲介手数料の仕組み


仲介手数料とは、不動産売買や賃貸の取引が成立した際、成功報酬としてEwa Beach, HIの不動産会社に対して支払う費用のことを指し、媒介手数料（媒介報酬）と呼ばれる場合もあります。不動産会社業者を介して不動産を売買する際、売主側と買主側が同じ業者に代理もしくは仲介業務を委託するケースは、1件の取引に対し売主・買主の双方から手数料を受け取ることができるため、不動産仲介業者にとってもっとも利益につながる仕事内容となります。この形態の取引は、不動産業界では「両手」と呼ばれています。一方、売主側と買主側が別々の業者に代理もしくは仲介業務を委託するケースは「片手」と呼ばれ、不動産仲介業者は売り手もしくは買い手どちらか一方からのみ手数料を受け取ることになります。

不動産仲介手数料には上限が定められています。売買代金（消費税を含まない）が200万円以下の場合、媒介報酬（仲介手数料）（消費税を含む）は「5.4％以内の額（＝5％＋消費税）」200万円以上400万円以下の場合「4.32％以内の額（＝4％＋消費税）」、400万円以上の場合「3.24％以内の額（＝3％＋消費税）」が上限となります。また、宅建業者（宅地建物取引業の免許をもつ者）以外が、仲介手数料を請求することは違法ですので、取引をする際確認するようにしましょう。
