DOWNLOAD NOW   The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that. This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation. Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis. To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops. Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor. The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

Beautifully transformed kitchen adding seating space and expansive island. Tucked into the island is a wine refrigerator and plenty of storage. Floor to ceiling walnut custom cabinetry with sleek, modern appliances. One of the striking things is the glass tile from the counter top all the way to the ceiling. It was an amazing transformation that made this kitchen space so much more usable.

Open Sesame! Unlocking the potential in this space involved removing walls around the original kitchen. Unlike the old kitchen that only had one narrow access point next to the refrigerator, this new open concept is ideal for entertaining allowing guests to easily move around.

After removing a wall, this once very tiny kitchen opened up into the dinning area, new hardwood floors throughout the house and bright white painted cabinets transformed this tiny kitchen into a spectacular kitchen with it's custom made bistro table in a vineyard theme.

By raising the ceiling in this newly remodeled kitchen, the space simply opened up. The large island is able to accommodate conversational seating to be near the cook, but does not interrupt the traffic path to the cooktop, sink, and refrigerator. White painted periphery cabinets with a rich countertop creates a larger outline, while the dark stained island cabinets and lighter countertop grounds the center of the space. Beautiful veined tile adds depth and interest to the solid surfaces. On the opposite side of the island, the open space allowed for a dog feeding station to be imbedded.

In this stunning kitchen, Medallion Park Place door with flat center panel in painted White Icing cabinets were installed on the perimeter. The cabinets on the island are Medallion Park Place doors with reversed raised panel in cherry wood with Onyx stain. The cabinets in the butler’s pantry were refaced with new Medallion Park Place door and drawer fronts were installed. Three seedy glass door cabinets with finished interiors were installed above the TV area and window. Corian Zodiaq Quartz in Neve color was installed on the perimeter and Bianco Mendola Granite was installed on the Island. The backsplash is Walker Zanger luxury 6th Avenue Julia mosaic collection in Fog Gloss for sink and range walls only. Moen Align Pull-Out Spray Faucet in Spot Resistant Stainless with a matching Soap Dispenser and Blanco Precis Silgranite Sink in Metallic Gray. Installed 5 Brio LED Disc Lights. Over the Island is SoCo Mini Canopy Light Fixture with 3 canopies and SoCo modern socket pendant in black. The chandelier is Rejuvenation Williamette 24” Fluted Glass with Oiled Rubbed Bronze finish.
