This future rental property has been completely refurbished with a newly constructed extension. Bespoke joinery, lighting design and colour scheme were carefully thought out to create a sense of space and elegant simplicity to appeal to a wide range of future tenants. Primary Oasis

Several years ago, Jill and Brian remodeled their kitchen with TKS Design Group and recently decided it was time to look at a primary bath remodel. Jill and Brian wanted a completely fresh start. We tweaked the layout slightly by reducing the size of the enormous tub deck and expanding the vanities and storage into the old tub deck zone as well as pushing a bit into the awkward carpeted dressing area. By doing so, we were able to substantially expand the existing footprint of the shower. We also relocated the French doors so that the bath would take advantage of the light brought in by the skylight in that area. A large arched window was replaced with a similar but cleaner lined version, and we removed the large bulkhead and columns to open the space. A simple freestanding tub now punctuates the area under the window and makes for a pleasing focal point. Subtle but significant changes. We chose a neutral gray tile for the floor to ground the space, and then white oak cabinetry and gold finishes bring warmth to the pallet. The large shower features a mix of white and gray tile where an electronic valve system offers a bit of modern technology and customization to bring some luxury to the everyday. The bathroom remodel also features plenty of storage that keeps the everyday necessities tucked away. The result feels modern, airy and restful!

We wanted to update the master bathroom to be a more modern and open layout. There were existing skylights that we wanted to utilize and brighten the space because it was dark, dated, and closed off, making the layout inefficient. The client also wanted to add a tub, which did not exist. We reconfigured the entire layout to allow for adding a freestanding tub. We accomplished this by designing the shower and tub area to create a wet room on one side of the space.

Master Bathroom - French Normandy Tudor

The master bathroom is done in a Transitional style that puts a Contemporary twist on the Traditional rustic French Normandy Tudor. The bathroom has a walk-in glass shower and an alcove drop-in bathtub. The large vanity was custom built with white recessed & flat panel cabinets as well as a extra large mirror. The gray & white floor tile is done in a herringbone pattern and the shower tile is gray in a combination of patterns. The lamp shade lighting fixtures add some Traditional accents to the room. This 60's Style Ranch home was recently remodeled to withhold the Barley Pfeiffer standard. This home features large 8' vaulted ceilings, accented with stunning premium white oak wood. The large steel-frame windows and front door allow for the infiltration of natural light; specifically designed to let light in without heating the house. The fireplace is original to the home, but has been resurfaced with hand troweled plaster. Special design features include the rising master bath mirror to allow for additional storage. The client’s existing bathroom was in quite bad condition with chipped tiles, outdated design and an awkward layout, so it required a complete remodel. The client wanted to add some charm to the space, so 123 Remodeling’s designer decorated the vanity wall with elegant floral pattern wallpaper that makes the space look unique. We matched the nature-inspired design with dark wood mirror frames and vanity of the same finish. We removed the shower curb and re-tiled floors and walls with modern subway tile. トランジショナルスタイルの浴室リフォームのデザイン、レイアウト、費用

浴室リフォームの技法には大きく分けて「在来工法」と「ユニットバス (システムバス)」の2通りがあります。

在来工法：「在来工法」とは、壁、床、窓枠、浴槽などを実際の現場で左官、大工、タイル職人等が作り上げていく技法で、浴室の大きさや形に合わせて自由にレイアウトをデザインできたり、趣のあるタイルで壁を演出することができたりといった点が利点と言えます。昔ながらのこの技法には、費用が高い、工期が長い、年数が経つと水漏れの心配がある、などの注意点があります。
ユニットバス（システムバス）：比較的新しいこの技法は、予め工場で生産されたパーツ (壁、バスタブ、シャワーユニットなど) を現場で組み立てていく技法で、防水性、断熱性に優れ、工期を短縮できるだけでなく、費用も大幅に抑えることができます。在来工法と比べると、デザインやレイアウトの自由度が低い点が欠点としてあげられます。

浴室にプラスアルファでお風呂タイムをもっと楽しく

介護が必要な方には、浴室に浴槽手すりやシャワーチェア、すべり止めマットなどの安全グッズを使って、癒やしの時間を安全にゆっくりと楽しんでもらいましょう。浴室に床暖房を取り入れると、冬場のあのヒンヤリ感がなくなり、ヒートショックの防止に効果が期待できます。大粒のお湯が頭上から降り注ぐように全身を包み込むレインシャワー水栓は、効率的に身体を温めてくれます。また最近では、浴室テレビを装備して、あたたかいお湯に浸かりながらテレビ番組や映画を楽しむ方も増えています。ライフスタイルにあわせて、浴室をカスタマイズしてみてはいかがでしょうか？

ラクラク片付け、快適な浴室！

シャンプーやコンディショナーのボトルや、浴槽洗いのブラシは、ワイヤーラック、つっぱりコーナーラック、吸盤シェルフなど壁面収納グッズを活用して、浴室の使いやすい場所に設置しましょう。ボディスポンジなど、肌に触れるものはお掃除グッズから離れた場所に置き、しっかり水切りができるよう吸盤フックなどにかけるといいでしょう。また、浴室内には必要なアイテムだけをセレクトして置き、余分なモノは浴室外の脱衣所の棚に保管するなどの工夫も、お風呂場を清潔に保つコツです。風呂ふたも、フックやスタンド等を使って収納し、しっかり乾燥させれば、カビやぬめりの発生を防ぐことができます。

ホテルのようなバスルームをつくるコツ

ホテルライクなバスルームに誰しもが憧れたことがあるでしょう。すっきりとした収納、余計なものやプライベート感がない、トイレとバスが一緒の三点ユニットでも清潔感があるのがホテルのバスルームの特徴です。このようなシンプルな印象のバスルームにするコツは、収納をできるかぎり1カ所にまとめるということです。タオルや着替え、トイレットペーパーや洗剤など溢れがち (しかもバスルームに置きがち) な日用品のストックは、必要分だけをコンパクトに整理して、同素材や同系色の収納ボックスやラックにまとめることで、全体を統一感ある印象に見せます。ところで、このようなホテルライクなバスルームはアメリカのバスルームが元になっていますが、アメリカの Houzz サイトの特集記事 (Story) には、“Bathroom 1 1/2” や “Bathroom 3/4” などと表記されているものがあります。これは、バスルームを「バスタブ」、「シャワー」、「トイレ」、「洗面台」の4つ分けて、それぞれ 1/4 と考え、4つすべてある場合は ”Bathroom 1”、それに加えてトイレと洗面台がもう1カ所ずつある場合は “Bathroom 1 1/2”、シャワー、トイレ、洗面台だけでバスタブがない場合は “Bathroom 3/4” のように表現されます。
