With a few special treatments, it's easy to transform a boring powder room into a little jewel box of a space. New vanity, lighting fixtures, ceiling detail and a statement wall covering make this little powder room an unexpected treasure.

Side Addition to Oak Hill Home After living in their Oak Hill home for several years, they decided that they needed a larger, multi-functional laundry room, a side entrance and mudroom that suited their busy lifestyles. A small powder room was a closet placed in the middle of the kitchen, while a tight laundry closet space overflowed into the kitchen. After meeting with Michael Nash Custom Kitchens, plans were drawn for a side addition to the right elevation of the home. This modification filled in an open space at end of driveway which helped boost the front elevation of this home. Covering it with matching brick facade made it appear as a seamless addition. The side entrance allows kids easy access to mudroom, for hang clothes in new lockers and storing used clothes in new large laundry room. This new state of the art, 10 feet by 12 feet laundry room is wrapped up with upscale cabinetry and a quartzite counter top. The garage entrance door was relocated into the new mudroom, with a large side closet allowing the old doorway to become a pantry for the kitchen, while the old powder room was converted into a walk-in pantry. A new adjacent powder room covered in plank looking porcelain tile was furnished with embedded black toilet tanks. A wall mounted custom vanity covered with stunning one-piece concrete and sink top and inlay mirror in stone covered black wall with gorgeous surround lighting. Smart use of intense and bold color tones, help improve this amazing side addition. Dark grey built-in lockers complementing slate finished in place stone floors created a continuous floor place with the adjacent kitchen flooring. Now this family are getting to enjoy every bit of the added space which makes life easier for all.

The farmhouse feel flows from the kitchen, through the hallway and all of the way to the powder room. This hall bathroom features a rustic vanity with an integrated sink. This project won in the 2013 Builders Association of Metropolitan Pittsburgh Housing Excellence Award for Best Urban Renewal Renovation Project. The glass bowl was made in the glass studio owned by the owner which is adjacent to the residence. The mirror is a repurposed window. The door is repurposed from a boarding house. George Mendel

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! The original floor plan had to be restructured due to design flaws. The location of the door to the toilet caused you to hit your knee on the toilet bowl when entering the bathroom. While sitting on the toilet, the vanity would touch your side. This required proper relocation of the plumbing DWV and supply to the Powder Room. The existing delaminating vanity was also replaced with a Custom Vanity with Stiletto Furniture Feet and Aged Gray Stain. The vanity was complimented by a Carrera Marble Countertop with a Traditional Ogee Edge. A Custom site milled Shiplap wall, Beadboard Ceiling, and Crown Moulding details were added to elevate the small space. The existing tile floor was removed and replaced with new raw oak hardwood which needed to be blended into the existing oak hardwood. Then finished with special walnut stain and polyurethane.

This powder room had tons of extra details that are very pleasing to the eye. A floating sink base, vessel sink, wall mounted faucet, suspended mirror, floating vanity lights and gorgeous micro tile... what is there not to love?
