Coronado, CA The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.

Free Float is a pool house that continues UP's obsession with contextual contradiction. Located on a three acre estate in Sands Point NY, the modern pool house is juxtaposed against the existing traditional home. Using structural gymnastics, a column-free, simple shading area was created to protect occupants from the summer sun while still allowing the structure to feel light and open, maintaining views of the Long Island Sound and surrounding beaches. This couple hired us to help them navigate the challenging process of building a new home. Even though the husband is in the construction industry and they were acting as general contractors, they needed help with all of the decisions to be made for the interior of the house. It was a pleasure for us to come on board! We helped with all aspects, from consulting on the floor plans to selecting all of the finishes to decorating the home before move in. We went for a very clean and modern aesthetic with a lot of white bringing depth in with the warm tones of the acacia wood floor. Perched high above the Islington Golf course, on a quiet cul-de-sac, this contemporary residential home is all about bringing the outdoor surroundings in. In keeping with the French style, a metal and slate mansard roofline dominates the façade, while inside, an open concept main floor split across three elevations, is punctuated by reclaimed rough hewn fir beams and a herringbone dark walnut floor. The elegant kitchen includes Calacatta marble countertops, Wolf range, SubZero glass paned refrigerator, open walnut shelving, blue/black cabinetry with hand forged bronze hardware and a larder with a SubZero freezer, wine fridge and even a dog bed. The emphasis on wood detailing continues with Pella fir windows framing a full view of the canopy of trees that hang over the golf course and back of the house. This project included a full reimagining of the backyard landscaping and features the use of Thermory decking and a refurbished in-ground pool surrounded by dark Eramosa limestone. Design elements include the use of three species of wood, warm metals, various marbles, bespoke lighting fixtures and Canadian art as a focal point within each space. The main walnut waterfall staircase features a custom hand forged metal railing with tuning fork spindles. The end result is a nod to the elegance of French Country, mixed with the modern day requirements of a family of four and two dogs!

To make use of the small space, we made the vanity span the entire width of the bathroom. We used the same wall treatment all the way around and brought it into the ceiling detail as well.

This beautiful transitional powder room with wainscot paneling and wallpaper was transformed from a 1990's raspberry pink and ornate room. The space now breathes and feels so much larger. The vanity was a custom piece using an old chest of drawers. We removed the feet and added the custom metal base. The original hardware was then painted to match the base.
