Mid-Century Remodel on Tabor Hill This sensitively sited house was designed by Robert Coolidge, a renowned architect and grandson of President Calvin Coolidge. The house features a symmetrical gable roof and beautiful floor to ceiling glass facing due south, smartly oriented for passive solar heating. Situated on a steep lot, the house is primarily a single story that steps down to a family room. This lower level opens to a New England exterior. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.

If you are familiar with our work, at Berry Design Build, you know that to us each project is more than just sticks and mortar. Each home, each client, each family we have the privilege to work with becomes part of our team. We believe in the value of excellence, the importance of commitment, and the significance of delivery. This renovation, along with many, is very close to our hearts because it’s one of the few instances where we get to exercise more than just the Design Build division of our company. This particular client had been working with Berry for many years to find that lifetime home. Through many viewings, agent caravans, and lots of offers later she found a house worth calling home. Although not perfectly to her personality (really what home is until you make it yours) she asked our Design Build division to come in and renovate some areas: including the kitchen, hall bathroom, master bathroom, and most other areas of the house; i.e. paint, hardwoods, and lighting. Each project comes with its challenges, but we were able to combine her love of mid-century modern furnishings with the character of the already existing 1962 ranch. Photos by Nicole Cosentino

The sloping site for this modest, two-bedroom house provides views through an oak savanna to Oregon’s Yamhill Valley and the Coastal Mountain Range. Our clients asked for a simple, modern, comfortable house that took advantage of both close and distant views. It’s long bar-shaped plan allows for views from each space, maximum day-lighting and natural ventilation. Centered in the bar is the great room, which includes the living, dining, and kitchen spaces. To one side is a large deck and a terrace off the other. The material palette is simple: beams, windows, doors, and cabinets are all Douglas Fir and the floors are all either hardwood or slate. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The stairwell was custom designed with travertine slap treads and risers. The columns have a custom cap and wall crown. The exterior wall finish is a plaster with subtle distressing. The foyer floor was designed from slab so the pattern is book-matched, separated by a 2" wide sapele wood inlay to match the wood flooring throughout the home. The stairwell nosing as a 1/2"H marble inlay detail that repeats throughout the rest of the stairwell locations.
