This one-acre property now features a trio of homes on three lots where previously there was only a single home on one lot. Surrounded by other single family homes in a neighborhood where vacant parcels are virtually unheard of, this project created the rare opportunity of constructing not one, but two new homes. The owners purchased the property as a retirement investment with the goal of relocating from the East Coast to live in one of the new homes and sell the other two. The original home - designed by the distinguished architectural firm of Edwards & Plunkett in the 1930's - underwent a complete remodel both inside and out. While respecting the original architecture, this 2,089 sq. ft., two bedroom, two bath home features new interior and exterior finishes, reclaimed wood ceilings, custom light fixtures, stained glass windows, and a new three-car garage. The two new homes on the lot reflect the style of the original home, only grander. Neighborhood design standards required Spanish Colonial details – classic red tile roofs and stucco exteriors. Both new three-bedroom homes with additional study were designed with aging in place in mind and equipped with elevator systems, fireplaces, balconies, and other custom amenities including open beam ceilings, hand-painted tiles, and dark hardwood floors. Tired of the typical granite tops the owner chose to go to a more traditional Ceramic tile countertop. The refrigerator and freezer bookend the arched opening to the Dining Room and Wine Room. Hand Hewn wood beams and corbels provide a warm and formal feel to the smooth textured walls.

Garden Atrium homes are designed to be eco-friendly with zero cost utilities and to maximize the amount of green space and natural sunlight. All homeowners share a private park that includes a pond, gazebo, fruit orchard, fountain and space for a personal garden. The advanced architectural design of the house allows the maximum amount of available sunlight to be available in the house; a large skylight in the center of the house covers a complete atrium garden. Green Features include passive solar heating and cooling, closed-loop geothermal system, exterior photovoltaic panel generates power for the house, superior insulation, individual irrigation systems that employ rainwater harvesting.

Using Wood-Mode cabinetry, this Mediterranean style great room features a large kitchen space complete with two separate cooking stations and a large island. The main work station is next to the 48" built-in refrigerator with a double oven Viking range, chimney hood and lots of great storage. Then we have the sink on the peninsula -- located midway between the work stations and convenient to the island. Next is the mini cook station dedicated to the man of the house -- he loves to putter around in the kitchen and his wife didn't want him in her way. Thus he got his very own space with microwave and range -- he shares the space with the espresso machine. The U shaped island has a prep sink, marble baking block and lots of counter space.
