This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Our San Francisco studio designed this beautiful four-story home for a young newlywed couple to create a warm, welcoming haven for entertaining family and friends. In the living spaces, we chose a beautiful neutral palette with light beige and added comfortable furnishings in soft materials. The kitchen is designed to look elegant and functional, and the breakfast nook with beautiful rust-toned chairs adds a pop of fun, breaking the neutrality of the space. In the game room, we added a gorgeous fireplace which creates a stunning focal point, and the elegant furniture provides a classy appeal. On the second floor, we went with elegant, sophisticated decor for the couple's bedroom and a charming, playful vibe in the baby's room. The third floor has a sky lounge and wine bar, where hospitality-grade, stylish furniture provides the perfect ambiance to host a fun party night with friends. In the basement, we designed a stunning wine cellar with glass walls and concealed lights which create a beautiful aura in the space. When our client came to us, she was stumped with how to turn her small living room into a cozy, useable family room. The living room and dining room blended together in a long and skinny open concept floor plan. It was difficult for our client to find furniture that fit the space well. It also left an awkward space between the living and dining areas that she didn’t know what to do with. She also needed help reimagining her office, which is situated right off the entry. She needed an eye-catching yet functional space to work from home. In the living room, we reimagined the fireplace surround and added built-ins so she and her family could store their large record collection, games, and books. We did a custom sofa to ensure it fits the space and maximized the seating. We added texture and pattern through accessories and balanced the sofa with two warm leather chairs. We updated the dining room furniture and added a little seating area to help connect the spaces. Now there is a permanent home for their record player and a cozy spot to curl up in when listening to music. For the office, we decided to add a pop of color, so it contrasted well with the neutral living space. The office also needed built-ins for our client’s large cookbook collection and a desk where she and her sons could rotate between work, homework, and computer games. We decided to add a bench seat to maximize space below the window and a lounge chair for additional seating. --- Project designed by interior design studio Kimberlee Marie Interiors. This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes.
