Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

Our Carmel design-build studio was tasked with organizing our client’s basement and main floor to improve functionality and create spaces for entertaining. In the basement, the goal was to include a simple dry bar, theater area, mingling or lounge area, playroom, and gym space with the vibe of a swanky lounge with a moody color scheme. In the large theater area, a U-shaped sectional with a sofa table and bar stools with a deep blue, gold, white, and wood theme create a sophisticated appeal. The addition of a perpendicular wall for the new bar created a nook for a long banquette. With a couple of elegant cocktail tables and chairs, it demarcates the lounge area. Sliding metal doors, chunky picture ledges, architectural accent walls, and artsy wall sconces add a pop of fun. On the main floor, a unique feature fireplace creates architectural interest. The traditional painted surround was removed, and dark large format tile was added to the entire chase, as well as rustic iron brackets and wood mantel. The moldings behind the TV console create a dramatic dimensional feature, and a built-in bench along the back window adds extra seating and offers storage space to tuck away the toys. In the office, a beautiful feature wall was installed to balance the built-ins on the other side. This fireplace was once surrounded by a blue checkered tile that took away from the beautiful Moroccan tile in the center of the surround. We encased the tile with stone so that we did not disrupt the structure of the tile and brought more attention to the delicate design. When we think about contemporary furnishing, we often think about ‘cooler’ material such as marble, acrylic, glass and other such smooth surface elements. For those who want more creative contemporary style, ‘warmer’ material such as wood, bamboo can make an excellent option to put to the scene. The ‘aliveness’ in these natural material will balance out the harshness and make the whole area more inviting and friendly. Wall and ceiling color is best to keep it to neutral and beige. Lighting between 2700K to 4000K is recommended as it can perfectly bring out the uniqueness of the furnishing.

This airy living room was inspired by the American west, such as Aspen and Breckenridge, CO, with a rustic coffee table, horse head skill and a custom-made end table made with antlers. The monochromatic cream color scheme helps make the room feel coherent and serene. Klug Photography
