The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. The kitchen in this Mid Century Modern home is a true showstopper. The designer expanded the original kitchen footprint and doubled the kitchen in size. The walnut dividing wall and walnut cabinets are hallmarks of the original mid century design, while a mix of deep blue cabinets provide a more modern punch. The triangle shape is repeated throughout the kitchen in the backs of the counter stools, the ends of the waterfall island, the light fixtures, the clerestory windows, and the walnut dividing wall.

Drawing design inspiration from the gorgeous gray stained cabinetry, we designed the rest of the home to reflect the industrial modern farmhouse vibe that came from these materials and finishes.

ATIID collaborated with these homeowners to curate new furnishings throughout the home while their down-to-the studs, raise-the-roof renovation, designed by Chambers Design, was underway. Pattern and color were everything to the owners, and classic “Americana” colors with a modern twist appear in the formal dining room, great room with gorgeous new screen porch, and the primary bedroom. Custom bedding that marries not-so-traditional checks and florals invites guests into each sumptuously layered bed. Vintage and contemporary area rugs in wool and jute provide color and warmth, grounding each space. Bold wallpapers were introduced in the powder and guest bathrooms, and custom draperies layered with natural fiber roman shades ala Cindy’s Window Fashions inspire the palettes and draw the eye out to the natural beauty beyond. Luxury abounds in each bathroom with gleaming chrome fixtures and classic finishes. A magnetic shade of blue paint envelops the gourmet kitchen and a buttery yellow creates a happy basement laundry room. This custom support kitchen is a gem. The scalloping at the top of the cabinets was patterned directly from the cottage on the property to compliment the windows that were used as the upper cabinet doors. The original pine finish shown on the front was actually inside of the cottage but when you open them they are blue, since the exterior of the cottage was white and blue. The blue and white tile coordinates with the antique hand painted dishware collected by the home owner. Butcher block countertops, a cast iron undermount sink, a bridge faucet and dutch door painted in Showstopper Red to match the front door helps complement this space.

After a first-floor renovation of a home for a couple with four grown children, the new kitchen features high-tech appliances purchased through Royal Green and a custom island with a connected table to seat family, friends, and cooking spectators. An old dining room was eliminated, and the whole area was transformed into one open, L-shaped space with a bar and family room. “They wanted to expand the kitchen and have more of an entertaining room for their family gatherings,” says designer Danielle Florie. She designed the kitchen so that two or three people can work at the same time, with a full sink in the island that’s big enough for cleaning vegetables or washing pots and pans. Key Features: Well-Stocked Bar: The bar area adjacent to the kitchen doubles as a coffee center. Topped with a leathered brown marble, the bar houses the coffee maker as well as a wine refrigerator, beverage fridge, and built-in ice maker. Upholstered swivel chairs encourage people to gather and stay awhile. Finishing Touches: Counters around the kitchen and the island are covered with a Cambria quartz that has the light, airy look the homeowners wanted and resists stains and scratches. A geometric marble tile backsplash is an eye-catching decorative element. Into the Wood: The larger table in the kitchen was handmade for the family and matches the island base. Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

Transforming this home from a very bad attempt at an arts and crafts look to this naturally modern design style. All cabinetry was removed and replaced with a beautiful walnut cabinet with a delightfully simplistic door style. The island was previously an awkward shape with many angles making it difficult to walk around. We squared it up but kept one angle to play into the angles in the rest of the house. We added a seating area at table height to accommodate all who visit.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.
