Windows reaching a grand 12’ in height fully capture the allurement of the area, bringing the outdoors into each space. Furthermore, the large 16’ multi-paneled doors provide the constant awareness of forest life just beyond. The unique roof lines are mimicked throughout the home with trapezoid transom windows, ensuring optimal daylighting and design interest. A standing-seam metal, clads the multi-tiered shed-roof line. The dark aesthetic of the roof anchors the home and brings a cohesion to the exterior design. The contemporary exterior is comprised of cedar shake, horizontal and vertical wood siding, and aluminum clad panels creating dimension while remaining true to the natural environment. The Glo A5 double pane windows and doors were utilized for their cost-effective durability and efficiency. The A5 Series provides a thermally-broken aluminum frame with multiple air seals, low iron glass, argon filled glazing, and low-e coating. These features create an unparalleled double-pane product equipped for the variant northern temperatures of the region. With u-values as low as 0.280, these windows ensure year-round comfort.

This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. A luxury kitchen with whit oak cabients and a custom stain. The homeowner wanted the corner unit by the dining room to feel more like a buffet piece so we hanged th material to a high gloss laminate cabinet with glass cabinets above. On the left side of the room is a wraparound wet bar. The husband wanted something more masculine so we used a brown leater. We tied in the dark brown with a quartz facade on the island. On the living rom side of the wet bar we dressed it up a bit with a beautiful bistro shelf, decorativ tile backsplash and jumbo peacock cabinet pulls.
