JRP Design & RemodelOur clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.

Haus Interior DesignBefore renovating, this bright and airy family kitchen was small, cramped and dark. The dining room was being used for spillover storage, and there was hardly room for two cooks in the kitchen. By knocking out the wall separating the two rooms, we created a large kitchen space with plenty of storage, space for cooking and baking, and a gathering table for kids and family friends. The dark navy blue cabinets set apart the area for baking, with a deep, bright counter for cooling racks, a tiled niche for the mixer, and pantries dedicated to baking supplies. The space next to the beverage center was used to create a beautiful eat-in dining area with an over-sized pendant and provided a stunning focal point visible from the front entry. Touches of brass and iron are sprinkled throughout and tie the entire room together.

Edmond Kitchen & Bath LLCThis creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. Allard + Roberts Interior Design, IncCustom kitchen design featuring a mix of flat panel cabinetry in a dark stained oak and SW Origami white paint. The countertops are a honed quartz meant to resemble concrete, while the backsplash is a slab of natural quartzite with a polished finish. A locally crafted custom dining table is made from oak and stained a bit lighter than the cabinetry, but darker than the plain sawn oak floors. The artwork was sourced locally through Haen Gallery in Asheville. A pendant from Hubbardton Forge hangs over the dining table.

Dream Kitchens, Inc.Out of the way, the dog bowls were built into the cabinetry, with a piece of engineered quartz countertop to withstand splashes.
The goal of the project was to update the kitchen and butler's pantry of this over 100 year old house. The kitchen and butler's pantry cabinetry were from different eras and the counter top was disjointed around the existing sink, with an old radiator in the way. The clients were inspired by the cabinetry color in one of our projects posted earlier on Houzz and we successfully blended that with personalized elements to create a kitchen in a style of their own. The butler's pantry behind the range wall with it's lit glass door cabinets matches the kitchen's style and acts as a backdrop for the custom range hood and uniquely tiled wall. We maximized the counter space around the custom Galley sink by replacing the old radiator that was in the way with a toe space heater, and by extending the integral drain board above the dishwasher.

-Inspiration and Design Challenges
The Original kitchen in this 1970’s raised ranch was bright an open yet left the dining room closed off from the home and wasn’t large enough for the island that Joe and his wife would have liked. Joe and Tim from THI Co. had developed a plan relocate the kitchen to one exterior wall and allow for an island that would function for both seating and entertaining. The challenge we faced was the original windows of the kitchen had to completely go. Relying solely on the open floor plan for natural light, Tim opened up the Dining room wall, removed the dividing half wall to the family room and widened doorways to the great room leading from the kitchen and dining room. The removal of the soffits and consistent wood flooring help tie together the adjacent rooms. The plan was for simple clean lines with subtle detail brought out in the trim on the cabinetry and custom 10ft island back panel. Finding a set of appliances was the next task. The kitchen was designed with the intention of being used. The Whirlpool convection wall ovens give the kitchen 3 possible functioning ovens with along with the Samsung 5 burner range. The end result is a simple elegant design that has all the functionality of galley kitchen yet the feel of an open kitchen with twice the square footage.
Stone Lion PropertiesThis galley kitchen makes great use of a small kitchen/dining space in a studio rental unit.
The kitchen includes a 24" range, an over-the-range microwave vent hood, and an 18" dishwasher. There is also room for a refrigerator and a stacked washer/dryer unit.
McC | Architecture pllcThis addition opened up and strengthened the connection of the Kitchen to the rest of the home, bringing more light and color into the house.
