Lexington Modern Home
ZeroEnergy DesignZeroEnergy Design
ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. JRP Design & RemodelJRP Design & Remodel
Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Layers, light, consistent intention, and fun! - paired with beautiful, unique designs and a personal touch created this beautiful home that does not go unnoticed.   PROJECT DETAILS: • Style: Contemporary • Colors: Neutrals • Countertops: Cambria Quartz, Luxury Series, Queen Anne • Kitchen Cabinets: Slab, Overlay Frameless Uppers: Blanco Base: Horizontal Grain Oak • Hardware/Plumbing Fixture Finish: Kitchen – Stainless Steel • Lighting Fixtures: • Flooring: Hardwood: Siberian Oak with Fossil Stone finish • Tile/Backsplash: Kitchen Backsplash: White/Clear Glass Master Bath Floor: Ann Sacks Benton Mosaics Marble Master Bath Surround: Ann Sacks White Thassos Marble Photographer: Andrew – Open House VC

This full home mid-century remodel project is in an affluent community perched on the hills known for its spectacular views of Los Angeles. Our retired clients were returning to sunny Los Angeles from South Carolina. Amidst the pandemic, they embarked on a two-year-long remodel with us - a heartfelt journey to transform their residence into a personalized sanctuary. Opting for a crisp white interior, we provided the perfect canvas to showcase the couple's legacy art pieces throughout the home. Carefully curating furnishings that complemented rather than competed with their remarkable collection. It's minimalistic and inviting. We created a space where every element resonated with their story, infusing warmth and character into their newly revitalized soulful home.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. It serves as a testament to the power of design and the transformative impact it can have on a home and its inhabitants. Project by Texas' Urbanology Designs.
