How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

As cherry continues to make a comeback, we show how classic is far from a dirty word. This kitchen used to be closed off and non-functional. With the help of our award-winning designer, Tracy West, it is now open, and has the perfect work triangle. By removing the wall that previously separated the kitchen and breakfast nook, the homeowners were able to relocate their refrigerator and add an island. The natural tones and textures in this kitchen make it feel inviting and clean and demonstrate that cherry can still add personality and dimension in a completely updated (and still timeless) way. The Craftsman's style inspiration derived from the Gamble House. The fireplace wall was decreased in size for an open-concept spacious grand room. The custom stained cabinetry graciously flows from the kitchen, laundry room, hall, and primary bathroom. Two new hutches were added to the dining room area for extra storage. The sizeable wet island serves as an entertaining hub. We spared no unused space to accommodate the families' needs. Two-tone quartz countertops provide a transitional design. The quartz white countertops serve as a grout-free backsplash.

Multi Function Beautiful Kitchen

This kitchen was your typical builder basic design. Lot's of cabinets with no thought for function. An odd shaped island that took up space, but didn't provide much storage. We straightened out the island to create more storage and loads of function. It now has the sink, dishwasher, trash center, bookcase, mixer cabinet and microwave drawer plus more! We removed the wall double ovens and added a 48" range instead. This allowed us to flank either side of the fridge with roll out pantry cabinets. An appliance garage was added to the corner. The range has a custom hood over it that blends seamlessly with the cabinets. The client needed a space to sit and check the mail so we created an office space at the end of the wall. Behind the blinds is a new 10' slider for access to the patio. Luxury vinyl plank flooring went in throughout the house. Custom pendant lights were hung in clusters of three above the island. The kitchen was painted Accessible Beige by SW.

In an era where design is dominated by contrasting furniture finishes, sometimes its the most uncomplicated colour schemes which prove most effective and allow other elements to take centre stage. Our latest project of beautifully crafted Shaker furniture finished in Farrow & Ball's Elephant's Breath provides a neutral backdrop to the Cosmic Black Granite work-surfaces featuring pattern matched island end panels to create a cascading effect, showcasing the striking naturally occurring swirls of Quartz and Mica.

This beautiful kitchen was made possible by adding additional square footage to this ranch home. Enlarging the kitchen space allowed for a eat in kitchen and a larger area to prepare meals and entertain to the family's liking. The earth tones create a touch of a rustic and naturalistic feel soft and easy on the eyes. The island acts as an informal eating area for the couple, with plenty of space at the counters for meal preparations.

This l-shaped kitchen boasts an expansive island, all featuring a maple, medium toned stained wood finish with raised panel door style and brushed nickel hardware. Granite countertops sit on top with an undermount, stainless steel, double bowl kitchen sink and Moen Etch kitchen faucet with high arc, integrated pull down spray and side spray. Beige subway ceramic tile is layed as the backsplash. Stainless steel appliances fill the space, along with a french door refrigerator, built in stainless steel microwave and wall oven and drop in, gas cooktop with VentaHood. Brushed nickel square globed light fixtures illuminate the work space and dining area. Pendant lights are over the island, while a 5-light chandelier is over the dining room table. Recessed lights light the walking path around the island. The flooring is a luxury vinyl 12x12 tile in a slate finish, which butts up to luxury vinyl planks that flow into the open concept living room.

Long-time clients called us (Landmark Remodeling and PID) back to tackle their kitchen and subsequently the remainder of the main floor. We had worked away over the last 5 years doing smaller projects, knowing one day they would pull the trigger on their kitchen space. After two small boys and working from home through the pandemic, they decided it was time to tear down the wall separating the kitchen and formal dining room and make one large kitchen for their busy, growing family. We proposed a few layout options and when they chose the one with a 14 foot island we were so excited! Photographer- Chris Holden Photos
