The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

An induction cooktop paired with a down draft exhaust system, a warming drawer, a compact speed cook wall oven, trio counter depth refrigerator and under counter wall oven (opposite the cooktop) provide all the appliance power a gourmet cook could ask for. Au cœur de la place du Pin à Nice, cet appartement autrefois sombre et délabré a été métamorphosé pour faire entrer la lumière naturelle. Nous avons souhaité créer une architecture à la fois épurée, intimiste et chaleureuse. Face à son état de décrépitude, une rénovation en profondeur s’imposait, englobant la refonte complète du plancher et des travaux de réfection structurale de grande envergure. L’une des transformations fortes a été la dépose de la cloison qui séparait autrefois le salon de l’ancienne chambre, afin de créer un double séjour. D’un côté une cuisine en bois au design minimaliste s’associe harmonieusement à une banquette cintrée, qui elle, vient englober une partie de la table à manger, en référence à la restauration. De l’autre côté, l’espace salon a été peint dans un blanc chaud, créant une atmosphère pure et une simplicité dépouillée. L’ensemble de ce double séjour est orné de corniches et une cimaise partiellement cintrée encadre un miroir, faisant de cet espace le cœur de l’appartement. L’entrée, cloisonnée par de la menuiserie, se détache visuellement du double séjour. Dans l’ancien cellier, une salle de douche a été conçue, avec des matériaux naturels et intemporels. Dans les deux chambres, l’ambiance est apaisante avec ses lignes droites, la menuiserie en chêne et les rideaux sortants du plafond agrandissent visuellement l’espace, renforçant la sensation d’ouverture et le côté épuré.

Warm earthy tones, organic mixed coloured Fibonacci stone benchtop and beige mosaic splashback tile from Academy tiles compliment the feature timber surrounds of this family kitchen.

In the kitchen we used light hickory cabinets with dark trim. In keeping with the colorful tiles we added colorful ceiling treatments in the kitchen and breakfast area with large dark wood beams for contrast.

Thomas Valko of Reico Kitchen and Bath in King of Prussia, PA in collaboration with Hounddog Contracting, designed a transitional style kitchen featuring Masterpiece Cabinetry. The kitchen cabinets are in the Martel 5-piece door style in Maple in a Shortbread finish, complimented by Classic Rock Tesora Vento quartz countertops. “We love the new layout and design of our kitchen. It is both beautiful and functional! It was a challenge for us to visualize how the project would turn out, so it was extremely helpful to see the Reico 3D images while designing prior to the start of our work. We were very happy with the quality of both the cabinets and quartz we purchased from Reico,” said the client. Thomas found it challenging to optimize the smaller layout for maximum functionality. "Our biggest hurdle was determining the best spot for the island in such a compact space. Choosing the perfect location was tough," he explained. He expressed his admiration for the Shortbread color of the cabinetry, noting its consistency and ability to hold the stain well. Thomas also enjoyed the collaborative relationship with Dan from Hounddog Contracting, “The communication between all to ensure we were all on the same page. This was a complete renovation, including removal of a load bearing wall and installation of a laminated wood beam to replace it. The new cabinets run from floor to 9’ ceiling. Cabinets feature integral interior lighting in glass door cabinets, under cabinet lighting and electrical outlets.
