Mondrian steel patio doors were used on the rear of this property, the slim metal framing was used to maximise glass to this patio door, maintaining the industrial look while allowing maximum light to pass through. The minimal steel section finished in white supported the structural glass roof allowing light to ingress through the room.

The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring, a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. These homeowners came to us to update their kitchen, yet stay within the existing footprint. Their goal was to make the space feel more open, while also gaining better pantry storage and more continuous counter top space for preparing meals and entertaining. We started towards achieving their goals by removing soffits around the entire room and over the island, which allowed for more storage and taller crown molding. Then we increased the open feeling of the room by removing the peninsula wall cabinets which had been a visual obstruction between the main kitchen and the dining area. This also allowed for a more functional stretch of counter on the peninsula for preparation or serving, which is complimented by another working counter that was created by cornering their double oven on the opposite side of the room. At the same time, we shortened the peninsula by a few inches to allow for better traffic flow to the dining area because it is a main route for traffic. Lastly, we made a more functional and aesthetically pleasing pantry wall by tailoring the cabinetry to their needs and creating relief with open shelves for them to display their art. The addition of larger moldings, carved onlays and turned legs throughout the kitchen helps to create a more formal setting for entertaining. The materials that were used in the kitchen; stone floor tile, maple cabinets, granite counter tops and porcelain backsplash tile are beautiful, yet durable enough to withstand daily wear and heavy use during gatherings. The lighting was updated to meet current technology and enhance the task and decorative lighting in the space. The can lights through the kitchen and desk area are LED cans to increase energy savings and minimize the need for light bulb changes over time. We also installed LED strip lighting below the wall cabinets to be used as task lighting and inside of glass cabinets to accent the decorative elements.

A blend of contemporary and mid-century modern was the goal for the new kitchen design. A few requests the client had were double ovens, and a serving and clean up area along with a space for cooking and baking. For cabinetry, an antique white matte style was chosen for the perimeter and paired with a walnut finish custom door cabinet with an eased edge and a morocco and black glaze for the island and serving space. Contrasting the white cabinetry with the floating shelves and dimensional porcelain bar backsplash kept the space fresh and contemporary while the function of the space overall became the star and executed mid-century modern beautifully. Accessories in the kitchen are toe kick drawers, utensil dividers, a spice pantry, glass cabinet doors, double trash bin and tilt up hinge wall cabinets. This kitchen packs a punch with high end appliances and luscious latte colored cabinets by Dura Supreme. The white Calacatta marble adds more elegance to this classic kitchen. The stacked glass cabinets gives the room more height as well as the unique hood and spice shelf over the cook top. If you look closely you can see the latch pulls on the upper wall cabinets. Attention to every detail with this kitchen.

The wife, who is a chef and meticulously organized, had this to say about 3 Lights Design's attention to detail, "I'm so impressed how you heard all the little silly things I was saying and got it into a picture!!!" Gulf Building recently completed the “ New Orleans Chic” custom Estate in Fort Lauderdale, Florida. The aptly named estate stays true to inspiration rooted from New Orleans, Louisiana. The stately entrance is fueled by the column’s, welcoming any guest to the future of custom estates that integrate modern features while keeping one foot in the past. The lamps hanging from the ceiling along the kitchen of the interior is a chic twist of the antique, tying in with the exposed brick overlaying the exterior. These staple fixtures of New Orleans style, transport you to an era bursting with life along the French founded streets. This two-story single-family residence includes five bedrooms, six and a half baths, and is approximately 8,210 square feet in size. The one of a kind three car garage fits his and her vehicles with ample room for a collector car as well. The kitchen is beautifully appointed with white and grey cabinets that are overlaid with white marble countertops which in turn are contrasted by the cool earth tones of the wood floors. The coffered ceilings, Armoire style refrigerator and a custom gunmetal hood lend sophistication to the kitchen. The high ceilings in the living room are accentuated by deep brown high beams that complement the cool tones of the living area. An antique wooden barn door tucked in the corner of the living room leads to a mancave with a bespoke bar and a lounge area, reminiscent of a speakeasy from another era. In a nod to the modern practicality that is desired by families with young kids, a massive laundry room also functions as a mudroom with locker style cubbies and a homework and crafts area for kids. The custom staircase leads to another vintage barn door on the 2nd floor that opens to reveal provides a wonderful family loft with another hidden gem: a secret attic playroom for kids! Rounding out the exterior, massive balconies with French patterned railing overlook a huge backyard with a custom pool and spa that is secluded from the hustle and bustle of the city.
