This recent remodel was a full gut down to the stubs and sub floors. The biggest challenge in the space was creating a single room from 2 separate areas. The original galley kitchen and a 1980’s add-on breakfast room. The breakfast room was cold and had old mechanicals emphasizing the need for a continuous space. The existing kitchen area was small, cramped and did not fit the lifestyle of the homeowners. The homeowners wanted a hidden pantry for large and seasonal items as well as for food storage. I planned for a portion of the garage to be transformed to a full size, walk-in, hidden pantry that catered to the needs of the family. Three of the most important design features include the hidden pantry, “other room” storage such as the mudroom seat and window bench, as well as the eat-in counter. Other notable design elements include glass cabinets, under-cabinet lighting, a message center and built-in under the counter appliances. The coffee system is plumbed allowing for immediate hot coffee and specialty drinks at the touch of a button. Dimensions: 27’X12’ Cabinetry: KEMPER Flooring: MAPLE HARDWOOD with Radiant floor heat. Newlyweds had just moved into their new home and immediately wanted to update their kitchen which is located in the center of the household, lacking any natural light source of its own. To make matters worse, the cabinets in place were dark red with black countertops. Not the picture of brightness they were looking for. To increase the amount of light reflected throughout the kitchen, we incorporated some of the following updates: 1. Replaced the solo ceiling light with 4 recessed cans 2. Updated the florescent undercabinet lights with new LED strips 3. Installed custom white cabinets topped with Silestone’s new Artic Ocean white countertops 4. Updated the dark glass pendants over the bar with larger, clear glass pendants that spoke more to the history of the home 5. Painted the walls a soft gray to compliment the palette The original kitchen layout was updated to eliminate the existing soffits and open the visual feel of the space. A large white farm sink now centers the natural wood bar area, inviting guests to sit and gather for ballgames and celebrations. Beautiful striated granite countertops play off the warm tones of the maple clad kitchen. Slab door and drawer front paired with sleek glass subway tiles nod towards mid century modern influences. Glass light fixtures and gold finishes contrast the cool grey tones of the countertop. Desk space is crafted out of the end of the cabinet run for quick mail sorting.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! My House Design/Build Team | www.myhousedesignbuild.com | 604-694-6873 | Duy Nguyen Photography -------------------------------------------------------Right from the beginning it was evident that this Coquitlam Renovation was unique. It’s first impression was memorable as immediately after entering the front door, just past the dining table, there was a tree growing in the middle of home! Upon further inspection of the space it became apparent that this home had undergone several alterations during its lifetime... The kitchen was once a space that revealed the home’s layered history. It was evident there had been an addition as the dropped ceiling exposed where garage space had been captured to become part of the kitchen. By re-configuring the layout, we were able to create a gathering area at the peninsula, additional storage space, as well as add a hood fan – something the original space was lacking. Details like the Grand Canal paint colour from Sherwin Williams paired with the vertical grain walnut cabinets create a modern-vintage feel for this kitchen.

Projet livré fin novembre 2022, budget tout compris 100 000 € : un appartement de vieille dame chic avec seulement deux chambres et des prestations datées, à transformer en appartement familial de trois chambres, moderne et dans l'esprit Wabi-sabi : épuré, fonctionnel, minimaliste, avec des matières naturelles, de beaux meubles en bois anciens ou faits à la main et sur mesure dans des essences nobles, et des objets soigneusement sélectionnés eux aussi pour rappeler la nature et l'artisanat mais aussi le chic classique des ambiances méditerranéennes de l'Antiquité qu'affectionnent les nouveaux propriétaires. La salle de bain a été réduite pour créer une cuisine ouverte sur la pièce de vie, on a donc supprimé la baignoire existante et déplacé les cloisons pour insérer une cuisine minimaliste mais très design et fonctionnelle ; de l'autre côté de la salle de bain une cloison a été repoussée pour gagner la place d'une très grande douche à l'italienne. Enfin, l'ancienne cuisine a été transformée en chambre avec dressing (à la place de l'ancien garde manger), tandis qu'une des chambres a pris des airs de suite parentale, grâce à une grande baignoire d'angle qui appelle à la relaxation. Côté matières : du noyer pour les placards sur mesure de la cuisine qui se prolongent dans la salle à manger (avec une partie vestibule / manteaux et chaussures, une partie vaisselier, et une partie bibliothèque). On a conservé et restauré le marbre rose existant dans la grande pièce de réception, ce qui a grandement contribué à guider les autres choix déco ; ailleurs, les moquettes et carrelages datés beiges ou bordeaux ont été enlevés et remplacés par du béton ciré blanc coco milk de chez Mercadier. Dans la salle de bain il est même monté aux murs dans la douche ! Pour réchauffer tout cela : de la laine bouclette, des tapis moelleux ou à l'esprit maison de vanaces, des fibres naturelles, du lin, de la gaze de coton, des tapisseries soixante huitardes chinées, des lampes vintage, et un esprit revendiqué "Mad men" mêlé à des vibrations douces de finca ou de maison grecque dans les Cyclades...
