This 1950's kitchen hindered our client's cooking and bi-weekly entertaining and was inconsistent with the home's mid-century architecture. Additional key goals were to improve function for cooking and entertaining 6 to 12 people on a regular basis. Originally with only two entry points to the kitchen (from the entry/foyer and from the dining room) the kitchen wasn’t very open to the remainder of the home, or the living room at all. The door to the carport was never used and created a conflict with seating in the breakfast area. The new plans created larger openings to both rooms, and a third entry point directly into the living room. The “peninsula” manages the sight line between the kitchen and a large, brick fireplace while still creating an “island” effect in the kitchen and allowing seating on both sides. The television was also a “must have” utilizing it to watch cooking shows while prepping food, for news while getting ready for the day, and for background when entertaining. Meticulously designed cabinets provide ample storage and ergonomically friendly appliance placement. Cabinets were previously laid out into two L-shaped spaces. On the “top” was the cooking area with a narrow pantry (read: scarce storage) and a water heater in the corner. On the “bottom” was a single 36” refrigerator/freezer, and sink. A peninsula separated the kitchen and breakfast room, truncating the entire space. We have now a clearly defined cool storage space spanning 60” width (over 150% more storage) and have separated the ovens and cooking surface to spread out prep/clean zones. True pantry storage was added, and a massive “peninsula” keeps seating for up to 6 comfortably, while still expanding the kitchen and gaining storage. The newly designed, oversized peninsula provides plentiful space for prepping and entertaining. Walnut paneling wraps the room making the kitchen a stunning showpiece.

This homeowner loved her home and location, but it needed updating and a more efficient use of the condensed space she had for her kitchen. We were creative in opening the kitchen and a small eat-in area to create a more open kitchen for multiple cooks to work together. We created a coffee station/serving area with floating shelves, and in order to preserve the existing windows, we stepped a base cabinet down to maintain adequate counter prep space. With custom cabinetry reminiscent of the era of this home and a glass tile back splash she loved, we were able to give her the kitchen of her dreams in a home she already loved. We attended a holiday cookie party at her home upon completion, and were able to experience firsthand, multiple cooks in the kitchen and hear the oohs and ahhs from family and friends about the amazing transformation of her spaces.

The project we are sharing with you here has each of these elements in spades: spaces that combine beauty with function, promote comfort and relaxation, and make time at home enjoyable for this active family of three. Our main focus was to remodel the kitchen, where we hoped to create a functional layout for everyday use. Our clients also hoped to incorporate a home office right into the kitchen itself. However, the clients realized that renovation the kitchen alone wouldn’t create the full transformation they were looking for. Kitchens interact intimately with their adjacent spaces, especially family rooms, and we were determined to elevate their daily living experience from top to bottom. We redesigned the kitchen and living area to increase work surfaces and storage solutions, create comfortable and luxurious spaces to unwind, and update the overall aesthetic to fit their more modern, collected taste. Pictured here is a closeup of the microwave and island storage which includes 4 pantry drawers, under cabinet microwave, drawers for pots and pans easily located near the cooktop and drawers for kitchen supplies, napkins, and other items. The kitchen was originally planned to mimic the location of appliances in her current kitchen to minimize re-learning of appliance locations. The only change was adding a trash cabinet between the fridge and the sink. A french door fridge allows someone in a wheelchair to easily access frozen and cold foods, while the water and ice dispenser on the outside of the door make it easy to stay hydrated rather than using the sink each time. She can roll up to the kitchen sink due to the recessed cabinetry under the sink or stand at counter height to put away dishes from the dishwasher. The dishwasher is ADA and very simple to use , and is raised off the floor so whether she is sitting or standing it's easier to reach. The gas cooktop has controls at the front making it easy to reach from the wheelchair and the exhaust fan above also has a control at the front. All cabinet door handles are D-shape, which makes them easy to grasp and there is plenty of electric outlets for charging phones, computers and small appliances. The kitchen island is table height at 30" so meal prep can be easily done in a wheelchair while guests and can be seated in a chair or wheelchair around the island. The dining chairs can also be turned around to add extra seating in the living room area. Pendant lights above the kitchen island light up the space, while recessed lighting in the kitchen and living room provide overall room lighting. There is also under cabinet lighting which makes the room glow at night! Wainscoting made of commercial grade material is strategically placed on sharp corners and exposed walls to reduce and minimize damage from the wheel chair, while creating a finished and complete look! We selected a free standing microwave to sit below the island, which is easy to use and is the same style as in her previous apartment. The island is 48" from the appliance wall, leaving ample space to open doors and maneuver around in the wheelchair and has easy access to the laundry area as well. We eliminated the pocket doors that had been in front of the laundry area for easy access, and since it was exposed, dressed it up with coordinating tile to the kitchen with additional cabinets above. There is a coordinating quartz counter on top of the washer and dryer for folding laundry or storing additional supplies.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. we wanted to preserve the mid-century modern feel (talk about a real flashback!), and boy, do we love the results! This kitchen is another perfect example of a project where we did the “lipstick and make-up” – another term for replacing the more cosmetic features such as countertops, backsplash, and the door and drawer fronts. Even doing so, the resulting kitchen leaves us with a breath of fresh air! To learn more about this space, continue reading below: Cabinetry To start, we removed the soffit in the kitchen making the space look taller. Next, we did not rip out the cabinetry boxes, because we were inspired by the finish and look of what existed. Maintaining the finish of the cabinets helped preserve the retro feel and is a good example of repurposing what you already have! As a result, we replaced the door and drawer fronts with a new slab style in a matching medium stain. In addition to the cabinetry fronts, we installed floating shelves – a perfect spot to display! Countertops For countertops we wanted something light and bright, and also something that would look good with the other finishes. As a result, we kept it simple with a light and bright surface from Caesarstone in the color “Blizzard” Backsplash Now for a little fun and a pop of color, the tile. The tile we selected is fresh, exciting, and also ties everything together giving that mid-century modern feel. In a brick-lay installation, we have a Glazzio Crystile Series, in a 4×12 size, with a finish of Soft Mint. Fixtures and Fittings Completing the space, we finished the cabinetry with U-Turn knob’s on the doors, and U-turn pulls on the drawers. Then from Blanco, we have a Quatrus stainless steel sink and a Culina mini faucet in satin nickel.
