ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Modern luxury meets warm farmhouse in this Southampton home! Scandinavian inspired furnishings and light fixtures create a clean and tailored look, while the natural materials found in accent walls, casegoods, the staircase, and home decor hone in on a homey feel. An open-concept interior that proves less can be more is how we’d explain this interior. By accentuating the “negative space,” we’ve allowed the carefully chosen furnishings and artwork to steal the show, while the crisp whites and abundance of natural light create a rejuvenated and refreshed interior. This sprawling 5,000 square foot home includes a salon, ballet room, two media rooms, a conference room, multifunctional study, and, lastly, a guest house (which is a mini version of the main house). Originally a church and community centre, this Northside residence has been lovingly renovated by an enthusiastic young couple into a unique family home. The design brief for this kitchen design was to create a larger than life industrial style kitchen that would not look lost in the enormous 8.3meter wide “assembly hall” area of this unassuming 1950’s suburban home. The inclusion of a large island that was proportionate to the space was a must have for the family. The collation of different materials, textures and design features in this kitchen blend to create a functional, family-friendly, industrial style kitchen design that feels warm and inviting and entirely at home in its surroundings. The clients desire for dark charcoal colour cabinetry is softened with the use of the ‘Bluegrass’ colour cabinets under the rough finish solid wood island bench. The sleek black handles on the island contrast the Bluegrass cabinet colour while tying the island in with the handless charcoal colour cabinets on the back wall. With limited above bench wall space, the majority of storage is accommodated in 50-65kg capacity soft closing drawers under deep benchtops maximising the storage potential of the area. The 1meter wide appliance cabinet has ample storage for small appliances in tall deep drawers under bench height while a pair of pocket doors above bench level open to reveal bench space for a toaster and coffee machine with a microwave space and shelving above. This kitchen design earned our designer Anne Ellard, a spot in the final of KBDI’s 2017 Designer Awards. Award winners will be announced at a Gala event in Adelaide later this year. Now in its ninth year, the KBDi Designer Awards is a well-established and highly regarded national event on the Australian design calendar. The program recognises the professionalism and talent of Australian kitchen and bathroom designers. What the clients said: ” The end result of our experience with Anne and Kitchens by Kathie is a space that people walk into and everyone says “Wow!”. As well as being great to look at, it’s a pleasure to use, the space has both great form and function. Anne was extremely responsive to any issues or concerns that cropped up during the design/build process which made the whole process much smoother and enjoyable. Full scale renovation in Santa Monica, CA. Before the renovation, this home was a dated, closed off space that had no flow. A wall was removed in the kitchen to create an open and inviting floor plan. All new interior shell details were selected by Kimberly Demmy Design - as well as all the furnishing that finished off the space. This mid-century home underwent a complete interior renovation. Walls were removed to open up the kitchen while new transom windows flood the space with natural light. Soft modern furnishings, natural finishes, and an open layout complement the home's fusion of contemporary and mid-century architecture. The custom banquette, white oak millwork, and open-grain cypress ceilings modernize the home. A large island allows for entertaining and multiple chefs to work in the kitchen. The trellis structure above the kitchen gives a structure for artificial lighting but allows for natural light from the transom windows to filter into the centrally-located kitchen. Located in Edgemere Historic District in Oklahoma City, this kitchen is open to the dining room and living room. Design by Jo Meacham, M.Arch Showplace Cabinets, Inset style, Pendleton doors, painted Soft Cream.

These clients had recently moved to Texas and really needed to remodel a few spaces in the home - the kitchen was number 1 priority! Wanting a clean and modern update, while keeping the room warm and inviting, we think we hit the mark. Cabinets are from Ultracraft. The perimeter is their Metropolis Door in Melamine - Silver Elm vertical grain. The island we contrasted with the Acrilux II Lux door in Pure White (gloss). Cabinet hardware from from Atlas Homewares, the IT pull in brushed nickel. Counters we were able to pull two different materials together. The perimeter counter material was Pure White from Caesarstone - very simple. Brought in some pattern with Quartzmaster Calcutta Borghini on the backsplash, and on the island. The mitered waterfall edge gives it an extra "oomph" that we just love. For fixtures, we kept things fairly simple. A Blanco super single bowl sink, and California Faucets Corsano Pull down at the island. We paired with a matching soap dispenser and air switch. The appliances were also important, so we took some time mixing and matching what was needed and what worked well within the budget. From Wolf we have a gas cooktop, Double oven and Microwave. We opted for a Best Vent Hood and blower, Electrolux Refrigerator ad Bosch Dishwasher to round out the selections.

Completed in 2018, this Westlake Hills duplex designed by Alterstudio Architects underwent a dramatic transformation by mixing light & airy with dark & moody design. The goal of the project was to create a more intimate environment using a more saturated and dramatic palette. Additionally it draws from warmer wood tones such as walnut alongside luxurious textures, particularly in navy, dark grey to emerald green. The end result is a elegant, timeless, and comfortable space conducive to cozying up with a book at the end of a long day. --- Project designed by the Atomic Ranch featured modern designers at Breathe Design Studio.
