For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

The available space for the kitchen was long and narrow. An efficient galley layout with a large island provided improved function and flow in this two-cook kitchen.

Large sliding glass doors create the indoor-outdoor connection between the new kitchen and the patio space while creating the illusion of a wider space. Bifold doors conceal a baking station that does double-duty as a bar/serving area when entertaining.

The very best layout for any kitchen is the U shape with a center island – this was planned by a very savvy owner who knows her layouts. And cooks every day. This layout avoids the traffic aisles that we see in too many kitchen plans, causing family traffic to cut through the cook’s workspace. No problems with like that with this beauty. Perched high above the Islington Golf course, on a quiet cul-de-sac, this contemporary residential home is all about bringing the outdoor surroundings in. In keeping with the French style, a metal and slate mansard roofline dominates the façade, while inside, an open concept main floor split across three elevations, is punctuated by reclaimed rough hewn fir beams and a herringbone dark walnut floor. The elegant kitchen includes Calacatta marble countertops, Wolf range, SubZero glass paned refrigerator, open walnut shelving, blue/black cabinetry with hand forged bronze hardware and a larder with a SubZero freezer, wine fridge and even a dog bed. The emphasis on wood detailing continues with Pella fir windows framing a full view of the canopy of trees that hang over the golf course and back of the house. This project included a full reimagining of the backyard landscaping and features the use of Thermory decking and a refurbished in-ground pool surrounded by dark Eramosa limestone. Design elements include the use of three species of wood, warm metals, various marbles, bespoke lighting fixtures and Canadian art as a focal point within each space. The main walnut waterfall staircase features a custom hand forged metal railing with tuning fork spindles. The end result is a nod to the elegance of French Country, mixed with the modern day requirements of a family of four and two dogs!

The kitchen's island features black walnut detail on the outside and unique pendant lighting hanging from the ceiling above. Black Sub-Zero Wolf panel ready refrigerator, custom cabinetry, a black panel ready Bosch dishwasher, a Wolf double wall oven, and a Summit wine cooler.
