photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

The kitchen in this 1950’s home needed a complete overhaul. It was dark, outdated and inefficient. The homeowners wanted to give the space a modern feel without losing the 50’s vibe that is consistent throughout the rest of the home. The homeowner’s needs included: - Working within a fixed space, though reconfiguring or moving walls was okay - Incorporating work space for two chefs - Creating a mudroom - Maintaining the existing laundry chute - A concealed trash receptacle The new kitchen makes use of every inch of space. To maximize counter and cabinet space, we closed in a second exit door and removed a wall between the kitchen and family room. This allowed us to create two L shaped workspaces and an eat-in bar space. A new mudroom entrance was gained by capturing space from an existing closet next to the main exit door. The industrial lighting fixtures and wrought iron hardware bring a modern touch to this retro space. Inset doors on cabinets and beadboard details replicate details found throughout the rest of this 50’s era house.

I built this on my property for my aging father who has some health issues. Handicap accessibility was a factor in design. His dream has always been to try retire to a cabin in the woods. This is what he got. It is a 1 bedroom, 1 bath with a great room. It is 600 sqft of AC space. The footprint is 40' x 26' overall. The site was the former home of our pig pen. I only had to take 1 tree to make this work and I planted 3 in its place. The axis is set from root ball to root ball. The rear center is aligned with mean sunset and is visible across a wetland. The goal was to make the home feel like it was floating in the palms. The geometry had to simple and I didn't want it feeling heavy on the land so I cantilevered the structure beyond exposed foundation walls. My barn is nearby and it features old 1950's "S" corrugated metal panel walls. I used the same panel profile for my siding. I ran it vertical to math the barn, but also to balance the length of the structure and stretch the high point into the canopy, visually. The wood is all Southern Yellow Pine. This material came from clearing at the Babcock Ranch Development site. I ran it through the structure, end to end and horizontally, to create a seamless feel and to stretch the space. It worked. It feels MUCH bigger than it is. I milled the material to specific sizes in specific areas to create precise alignments. Floor starters align with base. Wall tops adjoin ceiling starters to create the illusion of a seamless board. All light fixtures, HVAC supports, cabinets, switches, outlets, are set specifically to wood joints. The front and rear porch wood has three different milling profiles so the hypotenuse on the ceilings, align with the walls, and yield an aligned deck board below. Yes, I over did it. It is spectacular in its detailing. That's the benefit of small spaces. Concrete counters and IKEA cabinets round out the conversation. Built in 1896, the original site of the Baldwin Piano warehouse was transformed into several turn-of-the-century residential spaces in the heart of Downtown Denver. The building is the last remaining structure in Downtown Denver with a cast-iron facade. HouseHome was invited to take on a poorly designed loft and transform it into a luxury Airbnb rental. Since this building has such a dense history, it was our mission to bring the focus back onto the unique features, such as the original brick, large windows, and unique architecture. Our client wanted the space to be transformed into a luxury, unique Airbnb for world travelers and tourists hoping to experience the history and art of the Denver scene. We went with a modern, clean-lined design with warm brick, moody black tones, and pops of green and white, all tied together with metal accents. The high-contrast black ceiling is the wow factor in this design, pushing the envelope to create a completely unique space. Other added elements in this loft are the modern, high-gloss kitchen cabinetry, the concrete tile backsplash, and the unique multi-use space in the Living Room. Truly a dream rental that perfectly encapsulates the trendy, historical personality of the Denver area.
