10K Architecture
10K designed this new construction home for a family of four who relocated to a serene, tranquil, and heavily wooded lot in Shorewood. Careful siting of the home preserves existing trees, is sympathetic to existing topography and drainage of the site, and maximizes views from gathering spaces and bedrooms to the lake. Simple forms with a bold black exterior finish contrast the light and airy interior spaces and finishes. Sublime moments and connections to nature are created through the use of floor to ceiling windows, long axial sight lines through the house, skylights, a breezeway between buildings, and a variety of spaces for work, play, and relaxation.

D&G Exteriors
Complete exterior remodel for three homes on the same property. These houses got a complete exterior and interior remodel, D&G Exteriors oversaw the exterior work. A little bit about the project:
Roof: All three houses got a new roof using Certainteed Landmark Shingles, ice and water, and synthetic underlayment.
Siding: For siding, we removed all the old layers of siding, exposing some areas of rot that had developed. After fixing those areas, we proceeded with the installation of new cedar shingles. As part of the installation, we applied weather barrier, a “breather” membrane to provide drainage and airflow for the shingles, and all new flashing details. All trim
Windows: All windows on all three houses were replaced with new Harvey vinyl windows. We used new construction windows instead of replacement windows so we could properly waterproof them.
Deck: All three houses got a new deck and remodeled porch as well. We used Azek composite decking and railing systems.
Additional: The houses also got new doors and gutters.

Modern Farmhouse architecture is all about putting a contemporary twist on a warm, welcoming traditional style. This spacious two-story custom design is a fresh, modern take on a traditional-style home. Clean, simple lines repeat throughout the design with classic gabled roofs, vertical cladding, and contrasting windows. Rustic details like the wrap around porch and timber supports make this home fit in perfectly to its Rocky Mountain setting. While the black and white color scheme keeps things simple, a variety of materials bring visual depth for a cozy feel.
Blue Sound Construction, Inc.
With this home remodel, we removed the roof and added a full story with dormers above the existing two story home we had previously remodeled (kitchen, backyard extension, basement rework and all new windows.) All previously remodeled surfaces (and existing trees!) were carefully preserved despite the extensive work; original historic cedar shingling was extended, keeping the original craftsman feel of the home. Neighbors frequently swing by to thank the homeowners for so graciously expanding their home without altering its character.

Centoni Restoration & Development, Inc.
CLIENT GOALS
This spectacular Victorian was built in 1890 for Joseph Budde, an inventor, patent holder, and major manufacturer of the flush toilet. Through its more than 130-year life, this home evolved with the many incarnations of the Haight District. The most significant was the street modification that made way for the Haight Street railway line in the early 1920s. At that time, streets and sidewalks widened, causing the straight-line, two-story staircase to take a turn.
In the 1920s, stucco and terrazzo were considered modern and low-maintenance materials and were often used to replace the handmade residential carpentry that would have graced this spectacular staircase. Sometime during the 1990s, the entire entry door assembly was removed and replaced with another “modern” solution. Our clients challenged Centoni to recreate the original staircase and entry.
OUR DESIGN SOLUTION
Through a partnership with local artisans and support from San Francisco Historical Planners, team Centoni sourced information from the public library that included original photographs, writings on Cranston and Keenan, and the history of the Haight. Though no specific photo has yet to be sourced, we are confident the design choices are in the spirit of the original and are based on remnants of the original porch discovered under the 1920s stucco.
Through this journey, the staircase foundation was reengineered, the staircase designed and built, the original entry doors recreated, the stained glass transom created (including replication of the original hand-painted bird-theme rondels, many rotted decorated elements hand-carved, new and historic lighting installed, and a new iron handrail designed and fabricated.

PatriARCH Architecture
A truly Modern Farmhouse - flows seamlessly from a bright, fresh indoors to outdoor covered porches, patios and garden setting. A blending of natural interior finish that includes natural wood flooring, interior walnut wood siding, walnut stair handrails, Italian calacatta marble, juxtaposed with modern elements of glass, tension- cable rails, concrete pavers, and metal roofing.
Vetter Architects
The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment.
The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home.
Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition.
The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions.
The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
