This 1,650 sf beach house was designed and built to meed FEMA regulations given it proximity to ocean storm surges and flood plane. It is built 5 feet above grade with a skirt that effectively allows the ocean surge to flow underneath the house should such an event occur. The approval process was considerable given the client needed natural resource special permits given the proximity of wetlands and zoning variances due to pyramid law issues.

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom. The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space. In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. The existing Victorian facade was painted in white graffiti proof paint. The new black steel contemporary extension roof is separated from the existing wall by a strip of glass, and a new timber and steel gate is inserted.

Twin Home design in Cardiff by the Sea, California. Clients wanted each home to have distinct contrasting styles and colors. The lots are small so creating tall narrow homes is a challenge and every inch of space is essential.

Looks like Two but there's Three. These inner-city Apartments are more like Townhouses due to their large spacious, flowing rooms. Two comprise of 3 bedrooms and the other with 2. There is more to these apartments that meet the eye. All have wonderful indoor-outdoor living and encapture all-day sun. With options of double, 1 1/2, and a single garage, these were designed with either family living or Lock n Leave in mind. The owners love the advantages of living in the city, close to the central shopping and recreational areas. Low maintenance with small easy care gardens balances everything out.

The expansion to the dining room created an opportunity to add a walk out roof deck from the Master Bedroom above.
