Birch Plywood Kitchen with recessed J handles and stainless steel recessed kick-board with a floating plywood shelf that sits above a splash back of geometric tiles. Plants, decorative and kitchen accessories sit on the shelf. The movable plywood island is on large orange castors and has a stainless steel worktop and contains a single oven and induction hob. The back of the island is a peg-board with a hand painted panel behind so that all the colours show through the holes. Pegs are used to hang toys and on. Orange and yellow curly cables provide the electrical connection to the oven and hob. The perimeter run of cabinets has a concrete worktop and houses the sink and tall integrated fridge/freezer and slimline full height larder with internal pull out drawers. Situated in Denton, Texas these clients sought a personalized home from the ground up. It was important that their eclectic style be evidenced in every facet of the home to reflect their lively personalities. The project scope encompassed the dining, kitchen, breakfast nook, living, master bedroom, and master bathroom. Color, fixtures, furnishings, materials, artwork, and accessories were carefully selected to reflect a collective atmosphere and communicate the common theme of vibrancy. One significant challenge was the husband's fear of color. While he has an outgoing personality he did not want the home to feel loud and obnoxious. Putting him at ease was accomplished by presenting a comprehensive design plan with samples laid out so that he gained a clear understanding of how the home would flow together in harmony. The Ballard Haus is an exciting Passive House design meant to fit onto a more compact urban lot while still providing an open and airy feeling for our clients. We built up to take full advantage of the extra sunlight for solar gain during the winter, and we crafted an open concept floor plan to maximize our client's space and budget. Part of the goal of the Ballard Haus project was to create a design that could be used in a multitude of urban settings as we get ready to expand our reach into prefab Passive House options.

Este proyecto de Homestaging fue especial por muchos motivos. En primer lugar porque contábamos con un diamante en bruto: un duplex de dos habitaciones con muchísimo encanto, dos plantas comunicadas en altura, la segunda de ellas abuhardillada con techos de madera y un espacio diáfano con muchísimas posibilidades y sobre todo por estar en el centro de San Lorenzo de Es Escorial, un lugar mágico, rodeado de edificios singulares llenos de color. Sin duda sus vistas desde el balcón y la luz que entraba por sus inmensos ventanales de techo a suelo eran su punto fuerte, pero necesitaba una pequeña reforma después de haber estado alquilado muchos años, aunque la cocina integrada en el salón sí estaba reformada. Los azulejos del baño de la primera planta se pintaron de un verde suave y relajado, se cambiaron sanitarios y grifería y se colocó un espejo singular encontrado en un mercado de segunda mano y restaurado. Se pintó toda la vivienda de un blanco crema suave, asimismo se pintó de blanco la carpintería de madera y las vigas metálicas para potenciar la sensación de amplitud Se realizaron todas aquellas pequeñas reparaciones para poner la vivienda en óptimo estado de funcionamiento, se cambiaron ventanas velux y se reforzó el aislamiento. En la segunda planta cambiamos el suelo de gres por una tarima laminada en tono gris claro resistente al agua y se cambió el suelo del baño por un suelo vinílico con un resultado espectacular Y para poner la guinda del pastel se realizó un estudio del espacio para realizar un homestaging de amueblamiento y decoración combinando muebles de cartón y normales más fotografía inmobiliaria para destacar el potencial de la vivienda y enseñar sus posibles usos que naturalmente, son propuestas para que luego el inquilino haga suya su casa y la adapte a su modo de vida. Todas las personas que visitaron la vivienda agradecieron en contar con el homestaging para hacerse una idea de como podría ser su vida allí

A young family wanted the most functionality out of their new kitchen at a reasonable budget. It was important to keep the mahogany dining table and chairs which had been in the family for a couple of generations, but the worn velvet damask upholstery was replaced with fuschia-coloured leather. Plenty of storage for both cooking and children's activity books were important as was using resistant materials - hence the choice of porcelain floors imitating aged wood. The countertops and built-in sink are concrete and the splashback in cement tiles while the wall along the bench is covered in a wallpaper that joins forces with the chairs to add colour and excitement to what was to be the most frequented room in the apartment.
