Condos are often a challenge – can’t move water, venting has to remain connected to existing ducting and recessed cans may not be an option. In this project, we had an added challenge – we could not lower the ceiling on the exterior wall due to a continual leak issue that the HOA has put off due to the multi-million-dollar expense. DESIGN PHILOSOPHY: Work Centers: prep, baking, clean up, message, beverage and entertaining. Vignette Design: avoid wall to wall cabinets, enhance the work center philosophy Geometry: create a more exciting and natural flow ANGLES: the baking center features a Miele wall oven and Liebherr Freezer, the countertop is 36” deep (allowing for an extra deep appliance garage with stainless tambour). CURVES: the island, desk and ceiling is curved to create a more natural flow. A raised drink counter in Sapele allows for “bellying up to the bar” CIRCLES: the 60” table (seating for 6) is supported by a steel plate and a custom column (used also to support the end of the curved desk – not shown) ISLAND CHALLENGE: To install recessed cans and connect to the existing ducting – we dropped the ceiling 6”. The dropped ceiling curves at the end of the island to the existing ceiling height at the pantry/desk area of the kitchen. This kitchen proves small East sac bungalows can have high function and all the storage of a larger kitchen. A large peninsula overlooks the dining and living room for an open concept. A lower countertop areas gives prep surface for baking and use of small appliances. Geometric hexite tiles by fireclay are finished with pale blue grout, which complements the upper cabinets. The same hexite pattern was recreated by a local artist on the refrigerator panes. A textured striped linen fabric by Ralph Lauren was selected for the interior clerestory windows of the wall cabinets. Large plank french oak flooring ties the whole home together. A custom Nar designed walnut dining table was crafted to be perfectly sized for the dining room. Eclectic furnishings with leather, steel, brass, and linen textures bring contemporary living to this classic bungalow. A reclaimed piano string board was repurposed as a large format coffee table. Every square inch of this home was optimized with storage including the custom dresser hutch with vanity counter. This petite bath is finished with caviar painted walls, walnut cabinetry, and a retro globe light bar. We think all splashes should have a swoop! The mitered countertop ledge is the clients’ favorite feature of this bath.

A Gilmans Kitchens and Baths - Design Build Project (REMMIES Award Winning Kitchen) The original kitchen lacked counter space and seating for the homeowners and their family and friends. It was important for the homeowners to utilize every inch of usable space for storage, function and entertaining, so many organizational inserts were used in the kitchen design. Bamboo cabinets, cork flooring and neolith countertops were used in the design. Storage Solutions include a spice pull-out, towel pull-out, pantry pull outs and lemans corner cabinets. Bifold lift up cabinets were also used for convenience. Special organizational inserts were used in the Pantry cabinets for maximum organization. We created a simple, streamlined kitchenette along one wall with new stainless-steel appliances and upcycled cabinetry and granite countertops for the perfect home away from home. The cream colored backsplash is composed of handmade tile and is super-easy to clean. A freestanding kitchen island with a butcher-block top provides another handy prep area.

Clean and simple kitchen with grain matched cabinets. The clients wanted a modern farmhouse look with all the modern functioning extras. We began with the layout which includes panels on the d.w. and fridge, a full trash pull out and swing out in the blind corner. We then went on to design the curved walnut legs on the island, and the custom lay out of the plate rack. The floating shelves with bar for hooks for mugs filled out the function part of the design. Next we found a type of wood that was warm and brown but not too yellow or red. The matching grain of the rift sawn white oak was the choice. The legs on the island are oak which match the stools. The countertops and subway tile and hardware rounded out the choices.

This entirely reconfigured home remodel in the Seattle Capitol Hill area now boasts warm walnut cabinetry and built-ins, a shockingly comfortable built-in bench with storage, and an inviting, multi-functional layout perfect for an urban family. The kitchen had good bones to begin with, yet in need of the right finishing touches - tile backsplash, lighting fixtures, wall paint color, counter stools, dining chair upholstery, window trim / treatments, and area rug. The challenge for this mountain home in Conifer Colorado was to update the kitchen with a mountain look, bringing it into alignment with the rest of the home. Budget parameters prevented fully replacing cabinets, so upper cabinet doors were replaced with a more contemporary door style and all cabinets were refinished. The island was re-designed and replaced with a new shape and new cabinets allowing for more storage. New stainless appliances, engineered stone countertops and slate mosaic tiles for the back-splash completed the project.
