A Gilmans Kitchens and Baths - Design Build Project (REMMIES Award Winning Kitchen) The original kitchen lacked counter space and seating for the homeowners and their family and friends. It was important for the homeowners to utilize every inch of usable space for storage, function and entertaining, so many organizational inserts were used in the kitchen design. Bamboo cabinets, cork flooring and neolith countertops were used in the design. Storage Solutions include a spice pull-out, towel pull-out, pantry pull outs and lemans corner cabinets. Bifold lift up cabinets were also used for convenience. Special organizational inserts were used in the Pantry cabinets for maximum organization. We recently took on an exciting whole-home renovation for this lovely historic Trinity in Center City Philadelphia. Originally built in the mid-1800s, the house footprint is just over 17’ x 13’. As is typical of this type of 3-story house, the kitchen is located in the basement, making this house four floors of occupied space with overall square footage totaling just under 900 square feet. The homeowner felt the former kitchen was cramped, dimly lit, and inefficiently designed, and she was in search of help in bringing her artistic vision for the space to life, blending both old and new elements through an exciting mix of textures and character. High on her priority list was integrating her wonderful collection of objects gathered from her travels around the world. We brought our design skills and construction experience to the team, working with the homeowner and the designer to develop a host of creative solutions, including the installation of an Indonesian screen as a sliding door covering a newly reconfigured utility area, which includes a new on-demand hot water heater, mounted next to a new electrical panel with ample room for service and access. Other Noteworthy Features and Solutions: New crisp drywall blended with original masonry wall textures and original exposed beams Custom-glazed adler wood cabinets, beautiful fusion Quartzite and custom cherry counters, and a copper sink were selected for a wonderful interplay of colors, textures, and Old World feel Small-space efficiencies designed for real-size humans, including built-ins wherever possible, limited free-standing furniture, and no upper cabinets Built-in storage and appliances under the counter (refrigerator, freezer, washer, dryer, and microwave drawer) Additional multi-function storage under stairs Extensive lighting plan with multiple sources and types of light to make this partially below-grade space feel bright and cheery Enlarged window well to bring much more light into the space Insulation added to create sound buffer from the floor above All Photos by Linda McManus Photography

Our clients came to us ready for a change. Fraley & Company had worked with their neighbors to update their kitchen a few years back, and we were thrilled for the challenge to work on a very similar kitchen layout. We imposed the challenge on ourselves to make this project completely different from the previous home, while maintaining the character that our newest clients so much appreciated in our previous remodel. Condos are often a challenge – can’t move water, venting has to remain connected to existing ducting and recessed cans may not be an option. In this project, we had an added challenge – we could not lower the ceiling on the exterior wall due to a continual leak issue that the HOA has put off due to the multi-million-dollar expense. DESIGN PHILOSOPHY: Work Centers: prep, baking, clean up, message, beverage and entertaining. Vignette Design: avoid wall to wall cabinets, enhance the work center philosophy Geometry: create a more exciting and natural flow ANGLES: the baking center features a Miele wall oven and Liebherr Freezer, the countertop is 36” deep (allowing for an extra deep appliance garage with stainless tambour). CURVES: the island, desk and ceiling is curved to create a more natural flow. A raised drink counter in Sapele allows for “bellying up to the bar” CIRCLES: the 60” table (seating for 6) is supported by a steel plate and a custom column (used also to support the end of the curved desk – not shown) ISLAND CHALLENGE: To install recessed cans and connect to the existing ducting – we dropped the ceiling 6”. The dropped ceiling curves at the end of the island to the existing ceiling height at the pantry/desk area of the kitchen. The wave pattern! The light fixture and the Plyboo (layered and shaped bamboo) panel at the back of the island are Fraley team favorites. We all have crushes. Where the diagonal cladding used to separate the living space and the kitchen, we removed the wall above 42" and recessed a large glulam beam into the ceiling. We re-clad the now higher wall with a horizontal cedar as a nod to the character of the home. As a gift to each other, our clients picked out some Relax the Back chairs. They do just that. Custom cabinets are featured in this kitchen: alder wall cabinets and pantries with recessed-panel doors, combined with horizontal rift-oak base cabinets that have slab doors and drawers. Corian was used for the "working' countertops, with quartzite used for the tabletop, wall cap, and backsplash inserts. Custom LED lighting used in the recessed trayed ceiling and for task lighting.
