This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

Le Studio Catoir a créé un espace élégant et représentatif avec un soin tout particulier porté aux choix des différents matériaux naturels, marbre, bois, onyx et à leur mise en oeuvre par des artisans chevronnés italiens. La cuisine ouverte avec son étagère monumentale en marbre et son ilôt en miroir sont les pièces centrales autour desquelles s'articulent l'espace de vie. La lumière, la fluidité des espaces, les grandes ouvertures vers la terrasse, les jeux de reflets et les couleurs délicates donnent vie à un intérieur sensoriel, aérien et serein.

This project was part of Channel Nine's 2019 TV program 'Love Shack' where LTKI collaborated with homeowners and renovation specialists Deanne & Darren Jolly. The 'Love Shack' is situated in the beautiful coastal town of Fingal on Victoria's Mornington Peninsula. Dea & Darren transformed a small and dated 3 bedroom 'shack' into a stunning family home with a significant extension and redesign of the whole property. Let's Talk Kitchens & Interiors' Managing Director Rex Hirst was engaged to design and build all of the cabinetry for the project including kitchen, scullery, mudroom, laundry, bathroom vanities, entertainment units, master walk-in-robe and wardrobes. We think the combination of Dea's honed eye for colour and style and Rex's skills in spatial planning and Interior Design have culminated in a truly spectacular family home. The new kitchen extension provided a foot print of approx 8.6m by 5.6m. We took a small space out of this footage by elongating the hallway to provide a utility room opposite a full height, double coat cupboard before entering the new kitchen. As this is a new part of the house we embraced the modernity and choose sleek, handleless blue cabintery. The bronzed mirrored splashback adds warmth as well as maximising the sense of space. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. “We want to redo our cabinets…but my kitchen is so small!” We hear this a lot here at Reborn Cabinets. You might be surprised how many people put off refreshing their kitchen simply because homeowners can’t see beyond their own square footage. Not all of us can live in a big, sprawling ranch house, but that doesn’t mean that a small kitchen can’t be polished into a real gem! This project is a great example of how dramatic the difference can be when we rethink our space—even just a little! By removing hanging cabinets, this kitchen opened-up very nicely. The light from the preexisting French doors could flow wonderfully into the adjacent family room. The finishing touches were made by transforming a very small “breakfast nook” into a clean and useful storage space.

In this two-tier cutlery drawer from Dura Supreme Cabinetry, silverware is organized on top and steak knives are tucked discreetly and safely below in a knife block. The key to a well designed kitchen is not necessarily what you see on the outside. Although the external details will certainly garner admiration from family and friends, it will be the internal accessories that make you smile day after day. Your kitchen will simply perform better with specific accessories for tray storage, pantry goods, cleaning supplies, kitchen towels, trash and recycling bins. “Loft” Living originated in Paris when artists established studios in abandoned warehouses to accommodate the oversized paintings popular at the time. Modern loft environments idealize the characteristics of their early counterparts with high ceilings, exposed beams, open spaces, and vintage flooring or brickwork. Soaring windows frame dramatic city skylines, and interior spaces pack a powerful visual punch with their clean lines and minimalist approach to detail. Dura Supreme cabinetry coordinates perfectly within this design genre with sleek contemporary door styles and equally sleek interiors. This kitchen features Moda cabinet doors with vertical grain, which gives this kitchen its sleek minimalistic design. Lofted design often starts with a neutral color then uses a mix of raw materials, in this kitchen we’ve mixed in brushed metal throughout using Aluminum Framed doors, stainless steel hardware, stainless steel appliances, and glazed tiles for the backsplash. Les courbes se sont invitées dans le dessin de la verrière et le choix du papier peint. Le coin repas s'est immiscé entre la cuisine et le salon. L'ensemble a été conçu sur mesure pour notre studio.

This bought off plan 9 year old home lacked all personality for my clients, option A,B,C in these new developments end up needing a lot of personalisation. we removed the entire kitchen/dining area and flooring. It was far from desireable. Now with new warming underfloor heating throughout, bright and fresh new palette, bespoke built furniture and a totally NEW layout. This Home is more than they have ever wanted! its incredible and the space also feels so much larger due to the design planned and products used. Finished to an excellent standard with our trade team.
