When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

The new modern kitchen also incorporates a contrasting teak buffet at the dine-in eating area. Extending the buffet to the ceiling, using glass shelves and built in lighting accentuates the display of the owner’s art and craft collection. The addition of new LED recessed lighting provides a brighter and more energy efficient space. Under-cabinet lighting also enhances visibility at the marble counter top work surfaces. Lustrous walnut flooring literally lays the groundwork for this suburban renovation. Rutt Regency Cabinetry with Flat-panel doors give center stage to the starring features. Perimeter (Rutt Regency) cabinetry is a soft white, while a repetition of rich walnut dresses the island cabinets, the refrigerator framing as well as the stools and adjacent dining table with chairs. That contrast creates a point-counterpoint dialogue with the floors. Though the top trim is deceivingly simple, it’s actually a triple stack of moldings. Countertops are a mix of Caesarstone quartz on the perimeter and marble on the center island. Vertically-stacked subway tiles in assorted whites and off-whites add subtle shading and dimension. Viking’s white finish graces the refrigerator and range, while the dishwasher and wine cooler sport cabinetry panels. Conveniently located opposite the refrigerator, a stainless microwave drawer was placed in the island. A delightful surprise designed by the architect is hidden behind the island: handcrafted panels and a storage cabinet faced in varied-width slats of walnut that speak to the attention to detail in this room. Warm brass was chosen for pulls, faucet, and pendants. The brass strap on the white vent hood is punctuated by a single oversized pyramid-shaped rivet; another small detail that speaks volumes. It’s a great stone. Geologically it does have some calcium carbonate & thus is a marble. A very hard marble. Even so, we have never noticed it etch, but since there’s some calcium carbonate we call it what it is – marble. Some marbles are much harder than others, and the same goes for quartzite. Geologically speaking, it contains the mineral calcium carbonate, which is a defining feature of marble. However, it’s an extremely hard marble with a very low risk of etching or staining. In other words, it behaves like a quartzite. You can only really be sure you are getting a hard or soft marble by going to a reputable stone supplier. We are the ones importing the stone directly and are knowledgeable about where the stone is coming from and what minerals it contains. We like all of our stones and we want you to be happy with the long term final outcome of your project!

Existing dark cabinetry was replaced with quarter cut cherry veneer modern panel door cabinets. The existing pantry space with louvered doors was replaced with new full-height casework. Built-ins for the microwave and wine chiller free up space at the island. A new modern stainless steel hood with integrated lighting and exposed stainless duct work creates a more spacious look.
