Architect: Amanda Martocchio Architecture & Design Photography: Michael Moran Project Year:2016 This LEED-certified project was a substantial rebuild of a 1960's home, preserving the original foundation to the extent possible, with a small amount of new area, a reconfigured floor plan, and newly envisioned massing. The design is simple and modern, with floor to ceiling glazing along the rear, connecting the interior living spaces to the landscape. The design process was informed by building science best practices, including solar orientation, triple glazing, rain-screen exterior cladding, and a thermal envelope that far exceeds code requirements.

These contemporary accessory dwelling unit plans deliver an indoor-outdoor living space consisting of an open-plan kitchen, dining, living, laundry as also include two bedrooms all contained in 753 square feet. The design also incorporates 452 square feet of alfresco and terrace sun drenched external area are ideally suited to extended family visits or a separate artist’s studio. The size of the accessory dwelling unit plans harmonize with the local authority planning schemes that contain clauses for secondary ancillary dwellings. When correctly orientated on the site, the raking ceilings of the accessory dwelling unit plans conform to passive solar design principles and ensure solar heat gain during the cooler winter months. The accessory dwelling unit plans recognize the importance on sustainability and energy-efficient design principles, achieving passive solar design principles by catching the winter heat gain when the sun is at lower azimuth and storing the radiant energy in the thermal mass of the reinforced concrete slab that operates as the heat sink. The calculated sun shading eliminates the worst of the summer heat gain through the accessory dwelling unit plans fenestration while awning highlight windows vent stale hot air along the southern elevation employing ‘stack effect’ ventilation.

This detached Victorian house was extended to accommodate the needs of a young family with three small children. The programme was organized into two distinctive structures: the larger and higher volume is placed at the back of the house to face the garden and make the best use of the south orientation and to accommodate a large Family Room open to the new Kitchen. A longer and thinner volume, only 1.15m wide, stands to the western side of the house and accommodates a Toilet, a Utility and a dining booth facing the Family Room. All the functions that are housed in the secondary volume have direct access either from the original house or the rear extension, thus generating a hierarchy of served and servant volumes, a relationship that is homogeneous to that between the house and the extension. The timber structures, while distinctive in their proportions, are connected by a shallow volume that doubles as a bench to create an architectural continuum and to emphasize the effect of a secondary volume wrapped around a primary one. While the extension makes use of a modern idiom, so that it is clearly distinguished from the original house and so that the history of its development becomes immediately apparent, the size of the red cedar cladding boards, left untreated to allow a natural silvering process, matches that of the Victorian brickwork to bind house and extension together. As the budget did not make possible the use a bespoke profile, an off-the-shelf board was selected and further grooved at mid point to recreate the brick pattern of the façade. A tall and slender pivoting door, positioned at the boundary between the original house and the new intervention, allows a direct view of the garden from the front of the house and facilitates an innovative relationship with the outside. Renovation of a 1940's ranch house which inserts a new steel and glass volume between the existing house and carport. The new volume is taller in the back in order to create a more expansive interior within the otherwise compressed horizontality of the ranch house. The large expanse of glass looks out onto a private yard and frames the domestic activities of the kitchen within.
