The house's second bathroom was only half a bath with an access door at the dining area. We extended the bathroom by an additional 36" into the family room and relocated the entry door to be in the minor hallway leading to the family room as well. A classical transitional bathroom with white crayon style tile on the walls, including the entire wall of the toilet and the vanity. The alcove tub has a barn door style glass shower enclosure. and the color scheme is a classical white/gold/blue mix.

Polished marble and glass tile gives this space a luxurious, high-end feel, while maintaining a warm and inviting, spa-like atmosphere. Combining an everyday hallway bathroom with the main guest bath/powder room is not an easy task. The hallway bath needs to have a lot of utility with durable materials and functional storage. It also wants to be a bit “dressy” to make house guests feel special. This bathroom needed to do both. We first addressed its utility with bathroom necessities including the tub/shower. The recessed medicine cabinet in combination with an elongated vanity tackles all the storage needs including a concealed waste bin. Thoughtfully placed towel hooks are mostly out of sight behind the door while the half-wall hides the paper holder and a niche for other toilet necessities. It’s the materials that elevate this bathroom to powder room status. The tri-color marble penny tile sets the scene for the color palette. Carved black marble wall tile adds the necessary drama flowing along two walls. The remaining two walls of tile keep the room durable while softening the effects of the black walls and vanity. Rounded elements such as the light fixtures and the apron sink punctuate and carry the theme of the floor tile throughout the bathroom. Polished chrome fixtures along with the beefy frameless glass shower enclosure add just enough sparkle and contrast.

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. This bathroom serves as both the bathroom for three bedrooms, but also as the main guest bathroom for the house. The homeowners wanted the bathroom to have a modern, cheery, and playful personality so brightly colored ceramic tiles in modern patterns were used for the shower surround and flooring. White walls, cabinets, and counters make the colors pop.

This new home was built on an old lot in Dallas, TX in the Preston Hollow neighborhood. The new home is a little over 5,600 sq.ft. and features an expansive great room and a professional chef’s kitchen. This 100% brick exterior home was built with full-foam encapsulation for maximum energy performance. There is an immaculate courtyard enclosed by a 9' brick wall keeping their spool (spa/pool) private. Electric infrared radiant patio heaters and patio fans and of course a fireplace keep the courtyard comfortable no matter what time of year. A custom king and a half bed was built with steps at the end of the bed, making it easy for their dog Roxy, to get up on the bed. There are electrical outlets in the back of the bathroom drawers and a TV mounted on the wall behind the tub for convenience. The bathroom also has a steam shower with a digital thermostatic valve. The kitchen has two of everything, as it should, being a commercial chef's kitchen! The stainless vent hood, flanked by floating wooden shelves, draws your eyes to the center of this immaculate kitchen full of Bluestar Commercial appliances. There is also a wall oven with a warming drawer, a brick pizza oven, and an indoor churrasco grill. There are two refrigerators, one on either end of the expansive kitchen wall, making everything convenient. There are two islands; one with casual dining bar stools, as well as a built-in dining table and another for prepping food. At the top of the stairs is a good size landing for storage and family photos. There are two bedrooms, each with its own bathroom, as well as a movie room. What makes this home so special is the Casita! It has its own entrance off the common breezeway to the main house and courtyard. There is a full kitchen, a living area, an ADA compliant full bath, and a comfortable king bedroom. It’s perfect for friends staying the weekend or in-laws staying for a month.

This sharp looking, contemporary kids bathroom has a double vanity with shaker style doors, Kohler undermount sinks, black Kallista sink fixtures and matching black accessories, lighting fixtures, hardware, and vanity mirror frames. The painted pattern tile matches all three colors in the bathroom (powder blue, black and white).
