The layout in the second-floor bathroom was changed to better accommodate the toilet, tub, and shower. A new vanity was added for more storage and kid delineated space. The crown trim along the vanity wall was part of the existing built in.

123 Remodeling team designed and built this mid-sized transitional bathroom in Pilsen, Chicago. Our team removed the tub and replaced it with a functional walk-in shower that has a comfy bench and a niche in the knee wall. We also replaced the old cabinets with grey shaker style cabinetry.

DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. Inside the man cave is a hidden gem of colorful finishes and patterns. Marimekko Pieni Tiara Blue wallpaper blends seamlessly with the Amazonite quartzite drop edge countertop from the Stone Collection. The floating peppercorn stained maple Ultra Craft cabinets with exposed Jalco chrome plumbing allows a more spacious feeling than a typical vanity. Top Knobs Kingsbridge pulls in an Ash Gray finish bring a masculine yet tailored style to this bath. The oak hardwood floors continue from the den to create warmth and continuity. In the shower we used Crossville Tender Gray 4”x10” in a brcklay pattern on the walls, Uptown Glass Frost Moka 1” hex mosaic tile on the floor and shampoo niche, and for the vanity sink, we installed a low vessel Kohler Inia Wading Pool in the Ice finish, and paired it with the Brizo Rook single handle faucet in chrome. The shower fixtures are also from the Brizo Rook collection.

Complete renovation of an unfinished basement in a classic south Minneapolis stucco home. Truly a transformation of the existing footprint to create a finished lower level complete with family room, ¾ bath, guest bedroom, and laundry. The clients charged the construction and design team with maintaining the integrity of their 1914 bungalow while renovating their unfinished basement into a finished lower level.
