“My wife and I have used Brad at Custom Builders many times since 2016 when we purchased our home from them. We purchased our home while already under construction and had our first of many positive experiences with them finishing the construction to our tastes and design. Since 2016 we have had them do multiple big projects. A year after moving in, we had Brad and his team back to finish our basement where we added a full bath, office/bedroom with a built-in desk and walk in closet along with a large family room space aka man town. May 2022 was our most recent project, where we had them back both expand our deck and add a garage under the deck. We couldn't be happier with the results. “For our project, my wife and I wanted to build a house that "fit in" on a street full of charming 19th century New England style homes. Eric Gilmore, president of Gilmore Building Company, a custom home builder in central MA, worked with us and his architect associates to develop a concept that combined our custom floor plan goals with traditional architecture using the Greek Revival style prevalent on the street to build a "new old home". To complete the look, Eric custom designed many of the exterior and interior trim and molding patterns himself. The exterior design turned out to be so authentic that at one point later in the construction phase, an acquaintance that didn't know we were doing this house project remarked to me as we drove past the construction site, "Aw, isn't it nice that someone is restoring that beautiful old house?" ... but it was this new house: goal exceeded! This was our first custom home, so we were looking for a low risk, low stress process. One option available from Gilmore Building Company that matched our needs was to start with a fixed cost design phase that delivers a firm final construction price, detailed drawings, and full part specifications before digging begins. Once all the design goals were realized and the plans were drawn up, construction went smoothly. Weekly on-site meetings helped review progress and answer the "this or that" questions that inevitably come up during the build of a custom home. We are now moved in and enjoying all the hard work that Eric and his team put in to the painstakingly designed, quality built, energy efficient home that has all the features we asked for -- and it fits right into the neighborhood.”

“Hawthorn Builders are amazing. They expertly lead us through a massive, 10-month renovation and addition project... pretty much the only thing remaining intact of our old house was the living room floor! This was a complicated, difficult project where we were dealing with conservation land issues, septic issues, old-house-meets-new-house issues, and the myriad other issues one can expect during a large renovation/addition project. Hawthorn continually gave excellent advice, supported our decisions and worked hard to resolve each and every new challenge. They are extremely knowledgeable, keep an excellent team of subs at their fingertips and are professional in all aspects. And on top of all that, their work is outstanding. “Building a new home is most likely the largest investment we will make, so it was important to get it right the first time and we did in choosing Cross Tie Construction! Based on their many years of experience and their knowledge of the business, Cross Tie Construction LLC served as an advocate and became an integral and collaborative member of the overall home design. They assisted in helping to establish a realistic budget for each project and then monitored the cost and scope through the design and construction process. They provided extremely generous allowances which allowed us to choose the high-end finishes we desired. Their attention to detail was exemplary and shows in the quality of their work. We continue to get compliments on our home all the time! Each subcontractor was professional, courteous and executed the work as outlined in the builder’s plan specifications and to building code. Because of that, our home was finished on time and within budget!”

坪単価だけで新築にかかる費用を計算できる？


坪単価がわかれば、Uxbridge, MAの家を建てるのにかかる大体の費用がわかると思うかもしれませんが、これは建物の本体価格を、想定される延床面積で割った数値でしかありません。実際は、その地域や敷地の条件などで異なる、別途工事費や諸費用がさらに上乗せさることになります。
別途工事費用とは、水道の引き込みや合併処理浄化槽の設置といった屋外給排水工事費、空調設備費や外構 (庭やガレージ) の工事費、地盤改良費などを指します。これは本体工事費には含まれないため、坪単価だけでは知ることができません。ローンの手数料や税金、地鎮祭、上棟式費用といった諸費用も本体価格には含まれないお金です。

あくまでその住宅のモデルプランにかかる費用であり、広告などに記載された坪単価から、これから建てる家の費用を正確に計算できるわけではないので注意してください。

坪単価だけでUxbridge, MAの住宅メーカーを決めない


前述のように坪単価だけを基準にすると、これに含まれない経費についての情報が抜けてしまいます。天井や床、外壁の仕上げや設備関連機器の有無だけでなく、地盤改良が必要になった場合、追加で数百万円単位の費用がかかることもあります。
坪単価が高いハウスメーカーに大手の会社が多いのは、設備や外構といった付帯工事をあらかじめ含んでいる場合があるためです。また、地盤改良を念入りにしたり、原価の高い建材を使うなどして、より安全性や耐久性に力を入れているケースも多く見受けられます。
逆に、より坪単価の安いハウスメーカーを選んだ結果、キッチンやお風呂、照明などの設備が付いていないといったトラブルが起こるかもしれません。さらに、坪単価が安すぎる場合、断熱効率が悪く光熱費が余計にかかったり、調湿性に問題があってカビが生えやすいなどの問題が発覚することも少なくありません。これらの品質を改善するために追加で費用を投じた結果、かえって費用が嵩んでしまうことも十分に考えられます。
このため、家を建てた時点だけではなく、その後の維持などにかかる費用も見据え、コストパフォーマンスの良さを考慮する必要があるでしょう。
