“Riley Custom Homes built our custom home and incorporated a level of professionalism, integrity and courtesy throughout the entire process, from contract negotiations and construction to establishing an ongoing relationship based upon mutual respect and friendship. “Paul Nalley Sr and Residential Builders built our 2000 sq ft modular rancher. We began the process in March 2014 and completed the home in December 2014. Paul was professional, technically competent, patient, thorough, reliable and everything we could hope him to be. He hired good subcontractors, he was(and is ) responsive to calls, deadlines and our concerns. We worked with an agency called Second Chance, to who we donated our old house for deconstruction and Paul was totally cooperative with them and their schedule. The work of our home is beautiful. Paul gives his honest opinion; when we asked about concrete slab vs basement, he said basement and was so right. He advised us on driveway, the height of ceilings, lots o things and while he would give his opinion when asked, he never pushed or complained when we did something else. This may seem unreal, as our recommendation is so positive, but it is all true. He is now our friend.”

“After years of saying we're going to finish the basement, we finally took the steps at making our dream come to fruition. We contacted three different contractors, as we've always been told is the prudent way to go about starting a home improvement project. Ultimately, we contacted and later contracted Horizons Unlimited Home Improvements. We initially heard about them from a friend who recently had their basement finished by Horizons Unlimited. It was beautiful! After contacting Horizons Unlimited, we were able to schedule a meeting to get a quote within a week. During that meeting, it was clear that Bill was very knowledgeable! He was honest about what could be done and what couldn't be done. His quote was not the cheapest, but it was clear to me that we'd be paying for quality. It was clear that Horizons Unlimited wouldn't cut any corners, which was important to us since we had been disappointed with the results of a previous home improvement project. In the end, we are incredibly grateful we hired Horizons Unlimited. The workmanship is great and up to code...we have the permits to prove it! Although the project took a little longer to complete due to unexpected weather conditions this summer, it was worth the time and money. We are incredibly happy and grateful to Horizons Unlimited for finally helping to make our home complete.”

“Mike was our construction manager during our house teardown and rebuild from 2009-2010. Mike said it would only take one year and he delivered! Mike provided excellent contractors for us to choose from and the only time we had issues was when we didn’t follow his advice. Mike is very experienced and had all the right answers to the difficult questions. Mike was more than fair, dependable and respectful of our time. Hiring Mike as our construction manager as opposed to our general contractor meant that we were responsible for negotiating the contracts with the various sub-contractors that Mike supplied. This is the way we wanted it and it worked really well because Mike was with us every step of the way. His advice was priceless. We have been in our house 5.5 years and have had no issues. The ultimate compliment that one can give to a builder is that you would use them again. We would definitely hire Mike again and could not recommend him more highly.”

“We hired Timberlake to do an extensive renovation of our home in 2009. They were a pleasure to work with during every step of the process. Dave Lunden was honest, very reliable and extremely organized. The project was finished on time and on budget. It progressed exactly as he said that it would with no hidden costs or delays. The Project Manager and all of the subcontractors were a pleasure to deal with on a daily basis. They shared in our enthusiasm, were polite, highly skilled, hard working and responsive. I have spoken with several people who have had extensive renovations done to their home and frequently it was a stressful and unpleasant experience for them. I can honestly say that our experience with Timberlake was the opposite. Since the renovation I have contacted them several times for questions about materials or warranties and they have always responded to my requests immediately. If we were ever to renovate another home we would definitely use Timberlake.”

“Randy was an excellent home contractor to work with. From the initial design of the home to the post move in, he has been thorough, helpful, and committed to ensuring we received what the quality house we planned for. For example - during the design and estimation phase, he provided helpful advice regarding room dimensions with respect to balancing ducting requirements, and noted were initial architect drawings of door placements could cause limitations with respect to electrical switch placement. These were areas my wife and I would not have immediately picked up on. His price estimates were complete and clearly broken down so we could make trade offs when necessary. His firm estimates did not change and the allowances for internal options were reasonable. The project came in within the time frame originally given, even though a very cold winter delayed the start by almost 6 weeks. Scheduling of the initial phases went very well to allow a catch up and the later phases coming to align with the original estimates. During the project, randy provided helpful options and trade off information regarding porch & driveway material and design, exterior porch framing material (AZEK PVC), and wood floor providers to allow us to choose the look and quality we wanted within our price range. Randy had a good rapport with his other contractors as evidenced by his ability to provide efficient scheduling of the trades to allow fast progress after a delayed start. Post move in, he has been helpful in resolving minor issues such as paint touch up and a bathroom fan replacement. He is very professional and complete in his work, we would very much recommend him.”

坪単価だけで新築にかかる費用を計算できる？


坪単価がわかれば、Green Haven, MDの家を建てるのにかかる大体の費用がわかると思うかもしれませんが、これは建物の本体価格を、想定される延床面積で割った数値でしかありません。実際は、その地域や敷地の条件などで異なる、別途工事費や諸費用がさらに上乗せさることになります。

坪単価だけでGreen Haven, MDの住宅メーカーを決めない


前述のように坪単価だけを基準にすると、これに含まれない経費についての情報が抜けてしまいます。天井や床、外壁の仕上げや設備関連機器の有無だけでなく、地盤改良が必要になった場合、追加で数百万円単位の費用がかかることもあります。
