A coffee bar with a small sink for guests and the upper glass front cabinets make it easy for guests to choose the correct cabinet to get their glasses. The beverage center also makes it easy for guests to take what they want while others are using the fridge.

Location was a key factor for the developer of these 72 luxury beachfront condominiums in New Rochelle, NY, offering prime real estate with spectacular water views, all within a short commute to New York City. An unusual aspect of this project was the developer’s commitment to offer prospective buyers completely customizable interior buildouts. The architect and developer teamed with Bilotta to devise a program offering 17 stains, 17 paint finishes and a variety of door styles, giving homeowners total control of their kitchen and bathroom details and accessories, a significant and successful selling point. In this particular unit, sand, surf, and sunshine are transported indoors with light-reflecting white cabinetry atop natural oak flooring, punctuated by a slate blue island that seats five. Practical blue-gray quartz countertops are a complementary echo of the island’s hue. A generous molding treatment emphasizes the tall ceiling height. There’s plenty of room for two pantry cabinets, as well as a wine refrigerator in the island. “Flying Saucer” island pendants and a cubist dining chandelier add contemporary flair. The stunning highlight of each residence is a 30-foot-long wall of glass facing the water. With 2,400- 2,700 square feet apiece, the proportions of the open plan kitchen, dining and family room live like a gracious freestanding home. This kitchen was rearranged and opened up to allow a completely different way of living in the space. With the wall between the kitchen and family room removed, one window in the old eating area deleted and the doorway to the dining room moved over and enlarged, we were able to take a relatively small, closed off, u-shaped kitchen with a separate eating area and turn it into a large inviting kitchen with a huge island with room for stools, while improving traffic flow and sightlines at the same time. A pantry with roll outs, spice pull out, a double garbage pull out, lots of drawers for storage and an abundance of counter space make the space much more functional than the original kitchen! Renovation Highlights include: Complete re-arrangement of space Hardwood added to kitchen and remainder of main level hardwood was refinished Two colours for cabinetry plus a stained wood for the open shelving Hanstone Montauk countertops Layered lighting achieved with the use of pot lights in kitchen and family room, under cabinet puck lights and pendants over the island, all on dimmers to allow flexibility.

To honor their roots, this eclectic 2018 new build capitalizes on the couples’ personalities in many ways. With an affinity for geodes and rock formations, as well as keeping glass and organic elements in mind, inspiration is evident in every room. The couple’s Colorado background encouraged we incorporate refined western nods throughout the residence, while sophisticated features of transitional and traditional designs. Each room was designed with consideration of the clients’ love of color except the master bedroom and bath suite, which was done in soothing neutrals.

Created for a renovated and extended home, this bespoke solid poplar kitchen has been handpainted in Farrow & Ball Wevet with Railings on the island and driftwood oak internals throughout. Luxury Calacatta marble has been selected for the island and splashback with highly durable and low maintenance Silestone quartz for the work surfaces. The custom crafted breakfast cabinet, also designed with driftwood oak internals, includes a conveniently concealed touch-release shelf for prepping tea and coffee as a handy breakfast station. A statement Lacanche range cooker completes the luxury look.

This 1964 Preston Hollow home was in the perfect location and had great bones but was not perfect for this family that likes to entertain. They wanted to open up their kitchen up to the den and entry as much as possible, as it was small and completely closed off. They needed significant wine storage and they did want a bar area but not where it was currently located. They also needed a place to stage food and drinks outside of the kitchen. There was a formal living room that was not necessary and a formal dining room that they could take or leave. Those spaces were opened up, the previous formal dining became their new home office, which was previously in the master suite. The master suite was completely reconfigured, removing the old office, and giving them a larger closet and beautiful master bathroom. The game room, which was converted from the garage years ago, was updated, as well as the bathroom, that used to be the pool bath. The closet space in that room was redesigned, adding new built-ins, and giving us more space for a larger laundry room and an additional mudroom that is now accessible from both the game room and the kitchen! They desperately needed a pool bath that was easily accessible from the backyard, without having to walk through the game room, which they had to previously use. We reconfigured their living room, adding a full bathroom that is now accessible from the backyard, fixing that problem. We did a complete overhaul to their downstairs, giving them the house they had dreamt of! As far as the exterior is concerned, they wanted better curb appeal and a more inviting front entry. We changed the front door, and the walkway to the house that was previously slippery when wet and gave them a more open, yet sophisticated entry when you walk in. We created an outdoor space in their backyard that they will never want to leave! The back porch was extended, built a full masonry fireplace that is surrounded by a wonderful seating area, including a double hanging porch swing. The outdoor kitchen has everything they need, including tons of countertop space for entertaining, and they still have space for a large outdoor dining table. The wood-paneled ceiling and the mix-matched pavers add a great and unique design element to this beautiful outdoor living space. Scapes Incorporated did a fabulous job with their backyard landscaping, making it a perfect daily escape. They even decided to add turf to their entire backyard, keeping minimal maintenance for this busy family. The functionality this family now has in their home gives the true meaning to Living Better Starts Here™.
