DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. his Mid-town Ventura guest bath was in desperate need of remodeling. The alcove (3 sided) tub completely closed off the already small space. We knocked out that wing wall, picked a light and bright palette which gave us an opportunity to pick a fun and adventurous floor! Click through to see the dramatic before and after photos! This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This new kids bath built for two little boys in this home was a bedroom prior. It's on the second floor and had 3 double hung windows where you now only see two and the square featured window on the left. Talk about transformation!

The simple, neutral palette of this Master Bathroom creates a serene atmosphere. The custom vanity allows for additional storage while bringing added warmth to the space. Iron pipes and pipe fittings were used to create the custom shower rod.

This was a redo of a River House - Now a Lake House on Lake Medina. It was originally built in 1906 as weekend house on the Medina River. Later the river dammed and it became a weekend lake house. In keeping with the overall look of the house we tiled this shower in black and white subway tiles and tiled the entire walls of the bathroom. We installed frameless glass shower. It went from a 1906 old tub to this clean and inviting bath. It was a fun project

This Wyoming master bath felt confined with an inefficient layout. Although the existing bathroom was a good size, an awkwardly placed dividing wall made it impossible for two people to be in it at the same time. Taking down the dividing wall made the room feel much more open and allowed warm, natural light to come in. To take advantage of all that sunshine, an elegant soaking tub was placed right by the window, along with a unique, black subway tile and quartz tub ledge. Adding contrast to the dark tile is a beautiful wood vanity with ultra-convenient drawer storage. Gold fi xtures bring warmth and luxury, and add a perfect fi nishing touch to this spa-like retreat.
